Overview

As a seasoned professional, you will be responsible for overseeing the daily operations of a 534-unit rental property in a desirable location. Your expertise will ensure seamless management of staff, resources, and finances to achieve established goals.

Your Responsibilities:

  • Direct day-to-day activities, including team management, scheduling, and resource allocation to meet operational objectives.
  • Oversee all staff members, including Resident Manager, Assistant Property Manager, and Leasing Agent, to ensure efficient performance.
  • Foster strong relationships with clients/owners through regular updates, tours, and responsive communication.
  • Maintain cash funds and monitor financial transactions.
  • Contribute to budget creation and presentation, analyzing market trends and financial data.
  • Implement effective marketing and leasing strategies to achieve occupancy and revenue targets.
  • Analyze current market and economic trends to inform decision-making.
  • Develop and execute short- and long-range plans to drive business growth.
  • Provide input on budget development by evaluating financial statements and market information.
  • Ensure lease enforcement processes are followed, approving applications, managing discounts, and enforcing notice requirements.
  • Manage lease renewals, propose market rate offers, and generate renewal offers for expiring leases.
  • Develop and maintain a master turn list for units to be made ready.
  • DHCR Registration for all units (where applicable).
  • Respond to resident inquiries and escalate issues as needed.
  • Communicate effectively with ownership, responding to queries and concerns.
  • Assume responsibility for emergency situations, ensuring prompt action.
  • Conduct regular inspections to ensure building safety, maintenance, cleanliness, and overall quality.

Requirements

  • Bachelor's degree required.
  • NYS Sales license required within 120 days; Fair housing certificate preferred within 60 days.
  • Industry certifications such as CPM, RPA or ARM desirable.
  • Minimum 5-7 years of experience in luxury residential rental property management, preferably in NYC.
  • Familiarity with Rent Stabilization Law and DHCR filing/administrative procedures.
  • NYC HPD/HDC, NYS HFA and/or LIHTC affordable housing experience desirable.
  • Knowledge of Local 32BJ building staffing & prevailing wage laws.
