Land Development Construction Manager

Poulos & Bennett is seeking a highly skilled Land Development Construction Manager to oversee field operations and manage various contractor/consulting/municipal contracts. This role is responsible for ensuring the successful development of residential properties.
Key Responsibilities- Preconstruction management duties, including writing RFPs, bid documents, and schedules of values
- Reviewing bids/proposals for completeness and scope
- Creating, reviewing, and updating project schedules
- Scheduling and attending preconstruction meetings
- Coordinating with utility companies
- Scheduling, leading, and attending weekly site visits
- Responsible for quality control/quality assurance processes
- Striving to achieve productivity targets and schedule of deliverables
- Managing on-site and off-site development activities
- Reviewing contractor pay requests
- Shop drawing and submittal review
- Project closeout and coordination with local municipalities
- Coordinating and responding to contractor RFIs
- Reviewing as-built drawings
- Constructability review and report writing
- Preparation of certifications
- Effective communication with clients, employees, contractors, and government officials
- Mentoring and managing employees
- Reviewing project invoices
- Minimum 2 years of experience in land development or a related field
- Minimum 2 years' proven experience with knowledge of engineering drawings and scheduling
- Computer literacy, including word-processing, spreadsheet analysis, project scheduling, and data management software
- Ability to communicate effectively and concisely
- Must exercise initiative and achieve objectives with minimal supervision
- Must be detail-oriented and a problem-solver
- Bachelor's degree in engineering, architecture, construction, or planning preferred
