Job Summary

Poulos & Bennett is seeking a highly skilled Land Development Construction Manager to oversee field operations and manage various contractor/consulting/municipal contracts. This role is responsible for ensuring the successful development of residential properties.

Key Responsibilities
  • Preconstruction management duties, including writing RFPs, bid documents, and schedules of values
  • Reviewing bids/proposals for completeness and scope
  • Creating, reviewing, and updating project schedules
  • Scheduling and attending preconstruction meetings
  • Coordinating with utility companies
  • Scheduling, leading, and attending weekly site visits
  • Responsible for quality control/quality assurance processes
  • Striving to achieve productivity targets and schedule of deliverables
  • Managing on-site and off-site development activities
  • Reviewing contractor pay requests
  • Shop drawing and submittal review
  • Project closeout and coordination with local municipalities
  • Coordinating and responding to contractor RFIs
  • Reviewing as-built drawings
  • Constructability review and report writing
  • Preparation of certifications
  • Effective communication with clients, employees, contractors, and government officials
  • Mentoring and managing employees
  • Reviewing project invoices
Requirements
  • Minimum 2 years of experience in land development or a related field
  • Minimum 2 years' proven experience with knowledge of engineering drawings and scheduling
  • Computer literacy, including word-processing, spreadsheet analysis, project scheduling, and data management software
  • Ability to communicate effectively and concisely
  • Must exercise initiative and achieve objectives with minimal supervision
  • Must be detail-oriented and a problem-solver
  • Bachelor's degree in engineering, architecture, construction, or planning preferred
