Job Summary

We are seeking a highly skilled Maintenance Technician III to join our team at Wind Creek IL LLC. As a key member of our facilities maintenance team, you will be responsible for ensuring the smooth operation of our HVAC systems, performing routine maintenance tasks, and troubleshooting issues to minimize downtime.

Key Responsibilities:
  • Comply with all applicable standards, policies, and procedures, including safety procedures and the maintenance of a clean work area
  • Maintain and repair chilled water systems, calibrate HVAC controls, and perform routine maintenance tasks
  • Change filters, clean coils, and troubleshoot all HVAC systems to ensure optimal performance
  • Charge refrigeration systems and troubleshoot mechanical and electrical equipment to minimize downtime
  • Repair or replace defective equipment, components, or wiring to ensure system reliability
  • Test electrical circuits and components for continuity, using electrical test equipment to identify potential issues
  • Reassemble and test equipment following repairs to ensure proper function
  • Inspect and test systems to verify compliance with plans and specifications and to detect and locate malfunctions
  • Discuss heating-cooling system malfunctions with users to isolate problems or to verify that malfunctions have been corrected
  • Record, report, and respond to all faults, deficiencies in Hotsos, and other unusual occurrences, as well as the time and materials expended on work orders
  • Test pipe or tubing joints and connections for leaks, using pressure gauge or soap-and-water solution to ensure system integrity
  • Adjust system controls to setting recommended by manufacturer to balance system, using hand tools to optimize performance
  • Recommend, develop, and perform preventive and general maintenance procedures such as cleaning, power-washing, and vacuuming equipment, oiling parts, and changing filters
  • Layout and connect electrical wiring between controls and equipment according to wiring diagram, using electrician's hand tools to ensure proper installation
  • Install auxiliary components to heating-cooling equipment, such as expansion and discharge valves, air ducts, pipes, blowers, dampers, flues, and stokers, following blueprints to ensure system compatibility
  • Inspect belts, check fluid levels, replace filters, grease bearings, seals, and repair or replace broken parts to ensure system reliability
  • Clean and inspect boiler; treat water with proper chemicals to ensure system safety
  • Calibrate and repair pneumatic systems, as needed, to ensure system performance
  • Complete daily, weekly, and monthly checklists on building equipment maintenance procedures and maintain records of scheduled maintenance procedures
  • May operate a computer which controls and monitors mechanical equipment and utility systems to ensure system optimization
  • Repair electrical equipment and control circuits; replace faulty electrical switches; repair refrigeration equipment to ensure system reliability
  • May repair electrical locks and control panels to maintain building security
  • Respond to emergencies as required and trained to ensure system safety
  • Assist with the renovation/remodeling of buildings; repair plaster and drywall; paint building structures to ensure system integrity
  • Maintain records of scheduled maintenance procedures to ensure system optimization
  • May perform outside duties such as snow removal, parking lot mechanical repairs, as required, to ensure system reliability
  • May move furniture; may assist others with production of conference center or amphitheater events to ensure system compatibility
  • May obtain estimates for supplies, repair parts; order parts as needed to ensure system optimization
  • Assist with other work in coordination with repair and maintenance teams to ensure system reliability
  • Install, connect, and adjust thermostats, humidistats, and timers, using hand tools to ensure system performance
  • Generate work orders that address deficiencies in need of correction to ensure system optimization
  • Join pipes or tubing to equipment and to fuel, water, or refrigerant source, to form complete circuit to ensure system integrity
  • Cut and drill holes in floors, walls, and roof to install equipment, using power saws and drills to ensure system compatibility
  • Wrap pipes in insulation, securing it in place with cement or wire bands to ensure system safety
  • Measure, cut, thread, and bend pipe or tubing, using pipefitter's tools to ensure system integrity
  • Fabricate, assemble, and install duct work and chassis parts, using portable metal-working tools and welding equipment to ensure system compatibility
  • Spray restricted-use chemical solutions, powders, and gases on or near surfaces of a building to eliminate pests to ensure system safety
  • Ensure safety of team members and guests by limiting application strength and rates to not exceed manufacturer recommendations to ensure system integrity
  • Identify pest damage to property, and recommend organized prevention program in response to ensure system safety
  • Other duties as assigned to ensure system reliability
Requirements:
  • High School diploma or GED required or currently enrolled and successfully complete a GED program within six months from start date as a condition of continued employment
  • Must be twenty-one (21) years of age or older
  • Must have and maintain valid state-issued operator driver's license
  • Two years of documentable HVAC journeyman level operation, maintenance, and repair experience in the HVAC
  • Must have completed at least two maintenance certificates such as EPA Section 608 Universal HVAC certification required, controls, NFPA96, NATE certification, Level I Locksmith Certification
