Job Summary

We are seeking a highly organized and detail-oriented professional to join our property management team as a Rent Collection and Eviction Specialist. This role requires overseeing tenant delinquencies, implementing effective collection procedures, and managing the eviction process for our managed properties.

The ideal candidate will have a strong understanding of property management regulations, excellent communication skills, a proactive approach to resolving tenant issues, and comfortability working in the field.

This position offers a salary of $55,000 per year, commensurate with experience, and includes a comprehensive benefits package that includes paid time off, medical and dental insurance, and 401k matching.

About the Role

In this position, you will be responsible for:

  • Monitoring and managing tenant rent payments, sending out reminders and notices for overdue payments promptly.
  • Developing and implementing effective collection procedures to recover outstanding rents and fees from delinquent tenants; Collaborating with tenants to establish feasible payment arrangements, considering their financial circumstances while ensuring adherence to company policies.
  • Maintaining open and professional communication with tenants regarding their delinquencies, providing clear explanations of the payment process and consequences of non-payment.
  • Initiating and overseeing the eviction process in accordance with Philadelphia's tenant laws and regulations and representing OCF Realty in court when necessary.
  • Visiting occupied properties for delinquency and wellness checks, as needed.
  • Staying updated on Philadelphia's eviction laws, regulations, and tenant rights to ensure all actions taken are legally sound and ethical.
  • Maintaining accurate and thorough records of all communication, payment arrangements, and eviction proceedings.
  • Generating regular reports detailing tenant delinquency status, collection efforts, and eviction outcomes for property management and executive teams.
  • Coordinating with property managers to address tenant concerns and find resolutions to potential issues that may contribute to delinquencies.
  • Providing exceptional customer service to tenants, addressing inquiries and concerns professionally and efficiently.
