Job Description

We are seeking an experienced Property Manager to join our team. The ideal candidate will be responsible for overseeing all operations, including rent collections, tenant relations, occupancy, financial reporting, regulatory agency compliance, and physical aspects of the community.

Key Responsibilities:
  • Establish a positive working relationship with the onsite and supervisory team.
  • Collaborate with the Financial Officer Manager (FOM) to ensure the community operates within the approved budget.
  • Enforce rental policies as specified in the approved management plan.
  • Maintain an average re-renting time of less than or equal to 5 calendar days for vacant units.
  • Process applicants and lease units according to the Tenant Selection Plan guidelines.
  • Follow verification procedures established by the HUD Handbook and Management Policies.
  • Ensure 100% completion of semi-annual unit inspections as required by management.
  • Prepare and distribute recertification notices on time and complete 100% of annual recertifications by project due date.
  • Foster good tenant relationships and adhere to Fair Housing laws.
  • Develop and maintain excellent rapport with local government agencies and other local organizations.
  • Submit timely monthly occupancy and accounting reports, as well as other reports as required by management.
  • Maintain accurate tenant files in compliance with established management procedures and HUD regulations.
  • Follow company guidelines related to petty cash and monthly reconciliations.
  • Provide necessary training and contact information to Resident Building Attendants.
  • Attend staff, departmental, and required meetings and trainings.

  • Must be highly organized and able to make quick yet reasonable decisions.
  • Professional demeanor is essential in handling resident and employee relations.
  • Ability to exercise discretion and confidentiality in managing the community.
  • Demonstrate integrity, respect, and responsibility when dealing with residents and employees.
