Position Overview:
The Supervisor of St. Mary's Residences oversees the effective management and operation of a 128-unit independent living apartment community, ensuring adherence to financial and service-oriented practices aligned with governmental regulations and housing authority standards.
Key Responsibilities:
• Uphold and advocate for the mission and values of Covenant Health Ministry.
• Implement procedures that comply with HUD and local housing authority regulations to ensure the efficient operation of St. Mary's Residences.
• Stay informed about all regulatory practices to guarantee compliance with safety standards as mandated by the Maine State Housing Authority and Fire Department.
• Ensure full occupancy of all 128 apartments and maintain an updated waiting list to minimize vacancy loss.
• Coordinate with maintenance and housekeeping teams to facilitate timely renovations of vacant units.
• Select potential new tenants from the waiting list and arrange viewings and tours of the facility.
• Assess admission criteria and eligibility for subsidized or market-rate housing with prospective residents.
• Liaise with the local housing authority to finalize lease agreements and establish move-in dates.
• Complete the admission process by reviewing the St. Mary's Residences handbook, transferring keys, and conducting orientations for new tenants.
• Focus staff efforts on delivering exceptional customer service to enhance the resident experience.
• Address and resolve resident concerns effectively.
• Make informed operational decisions for comprehensive management of the facility.
• Assist with annual inspections by the Maine State Housing Authority and monthly evaluations by local housing authorities.
• Address any identified deficiencies promptly to avoid potential income loss.
• Support residents in alignment with the values of St. Marguerite d'Youville.
• Delegate responsibilities efficiently among staff.
• Maintain all required competencies and complete annual compliance training on schedule.
• Perform additional duties as required for this role.
Qualifications:
• Strong interpersonal and customer service skills are essential.
Education and Experience:
• An Associate degree is required; a Bachelor's degree is preferred.
• A minimum of three years of relevant experience is necessary.
• Proficiency in English and French is preferred; equivalent combinations of education and experience may be considered.
Physical Requirements:
• Candidates must possess the physical and mental capabilities to perform tasks associated with this position, which include sitting, standing, walking, bending, stooping, twisting, and reaching.
• Ability to lift and carry up to 35 pounds frequently, and occasionally up to 50 pounds.
• Some stress may arise from the high level of responsibility for quality care.
• Proficiency in reading, writing, and understanding written instructions in English is required.
