Job Overview

Avanath is a leading provider of affordable housing solutions, and we're seeking a highly skilled Assistant Community Manager to join our team. As a key member of our operations team, you will be responsible for assisting the Community Manager in all operational duties, including reporting, rent processing, leasing, marketing, and overseeing the community and associates in the Community Manager's absence.

Key Responsibilities:

  • Assist in all operational duties, including reporting, rent processing, leasing, marketing, and overseeing the community and associates.
  • Provide exceptional customer service to residents, responding to complaints, questions, and requests in a timely manner.
  • Manage and promote resident satisfaction and retention by organizing and executing resident appreciation and retention events.
  • Handle all monies of the property, collecting, posting, and depositing rents/security deposits and other community income.
  • Review resident files and ledger records to determine unpaid and/or late fees owed, communicate with residents regarding outstanding balances, and implement procedures for collecting on delinquencies.
  • Assist with monthly projection reporting, inspect vacancies, make-ready apartments and models, and inspect the property for community policy violations, needed repairs, and overall landscaping.
  • Meet regularly with the Community Manager and Regional Manager to discuss community performance.

Requirements:

  • 2+ years' experience as an Assistant Community Manager.
  • LIHTC/Tax Credit Program Knowledge required.
  • Excellent communication skills and an unmatched dedication to customer service.
  • Solid track record of bookkeeping and rent collection.
  • Thorough understanding of landlord/tenant law.
  • Strong understanding of Fair Housing Laws.
  • Superior interpersonal skills: ability to get along with diverse personalities; tactful; mature, flexible.
  • Resourceful and organized.
  • Solid computer knowledge, Windows (Word, Excel,) internet and e-mail.
  • Working knowledge of Yardi Voyager Property Management software.
