Job Title: Real Estate Specialist

Frink-Hamlett Legal Solutions, Inc. is seeking a highly skilled Real Estate Specialist to join our team. As a key member of our organization, you will play a critical role in facilitating the seamless handling of order-related real estate transactions.

Key Responsibilities:
  • Interpret and manage real estate documents to ensure accuracy and completeness of critical data related to the company's assets.
  • Negotiate and obtain required consents, LOAs, and additional land as quickly as possible to meet forecasted completion guidelines.
  • Review and process order-related tasks within cycle time and forecast guidelines to remove restrictions that could impact customer installations or prevent marketing of towers.
  • Drive large volume projects with varying levels of urgency and complexity, providing timely updates and accurate forecast dates to stakeholders and customers.
  • Demonstrate a strong sense of ownership and drive, working well with diverse teams to mitigate risk and ensure contractual and operational commitments are fulfilled.
  • Communicate and work with property owners to resolve ground-lease related issues, fostering and improving landlord relationships and upholding lease agreements.
  • Understand financial information from projects impacting financials, ground leases, and customer license agreements.
  • Engage with legal teams to resolve alleged landlord default claims within cure periods and ensure proper documentation processing.
  • Oversee outside vendor partners, including attorneys, environmental engineers, title companies, and surveyors to ensure transactions close on time, on budget, and in compliance with quality control and risk expectations.
Requirements:
  • Bachelor's degree in urban planning or equivalent experience preferred.
  • Three to five years of real estate experience.
  • Wireless industry experience preferred but not required.
  • Zoning and permitting experience preferred but not required.
  • Ability to comprehend and interpret contracts and agreements.
  • Ability to read and translate land surveys, construction drawings, legal descriptions, and other legal documents.
  • Excellent communication and organization skills.
  • Excellent time management skills, including the ability to effectively prioritize tasks and work independently.
  • Ability to problem solve and provide solution alternatives.
  • Customer-based expertise.
  • Ability to teach and train peers on processes.
  • Telecom, leasing operations, interpretation, negotiations, and abstracting skills required.
