Maintenance Technician Job Description

At JL Gray Company, we are seeking a highly skilled and detail-oriented Maintenance Technician to join our team. As a key member of our facilities team, you will be responsible for ensuring the day-to-day condition of our properties, including buildings and grounds.

Key Responsibilities:
  • Perform routine maintenance tasks, including trash pickup, common area maintenance, and repairs.
  • Complete work orders and make readies in a timely and efficient manner.
  • Painting, cleaning, and repairs as needed.
  • Landscaping and monthly inspections to ensure property is well-maintained.
  • Preventive and seasonal maintenance to prevent equipment failures.
  • Order and maintain supplies as needed.
  • Be on call status to respond to maintenance requests.
  • Communicate effectively with management and residents.
  • Troubleshoot issues and meet deadlines.
  • Adjust, maintain, and repair tools, equipment, and machines.
Requirements:
  • High school diploma or equivalent preferred.
  • Maintenance aptitude test required.
  • Ability to read and interpret documents, write routine reports, and communicate effectively with customers, coworkers, and vendors.
  • Mathematical skills to calculate units of measurement, fractions, proportions, percentages, and area.
  • Reasoning ability to solve practical problems and deal with concrete variables.
  • Reliable transportation, valid driver's license, and insurance required.
  • Must have own tools and know how to use them safely.
Work Environment:

The typical work environment is moderate and continuous, with occasional exposure to outdoor weather conditions. The employee must be able to complete their work satisfactorily in an environment with significant distractions.

Physical Demands:

The job requires standing, walking, sitting, using hands to grasp, handle, or feel, reaching with hands and arms, climbing and balancing, stooping, kneeling, crouching, or crawling, talking or hearing, and tasting or smelling.

Environmental Conditions:

The employee may be exposed to extreme heat, wet and/or humid conditions, noise, vibration, atmospheric conditions, and confined/restricted working environments.
