Job Summary

We are seeking an experienced Facilities Operations Manager to oversee and coordinate the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance, and construction or rehabilitation projects for a defined area of apartment communities.

Responsibilities:

  • Perform maintenance activities for apartment community along with other maintenance staff under the direction of the Senior Management Team.
  • Work with Traveling Maintenance Supervisors, Maintenance Supervisors, Maintenance and Community Managers (e.g., walking apartments, move-in/move-out reports, etc.).
  • Maintain exterior grounds and curb appeal of properties in their region.
  • Repair electrical, plumbing, HVAC, pool, appliance, and drywall issues.
  • Identify and correct hazardous community conditions.
  • Coordinate warranty work orders with vendors.
  • Walk vacant units to determine make-ready needs and/or confirm general condition and status is acceptable.
  • Provide initial and ongoing training for new employees in their region.
  • Inspect properties when on site to look for needed maintenance and liability hazards.
  • Complete total property inspection reports every six months using the company provided form.
  • Order supplies while managing maintenance budgets.
  • Collaborate with Director of Maintenance, SVP, Vice Presidents, and Area Management Team to ensure customer satisfaction throughout assigned portfolios.

Requirements:

  • Prior apartment maintenance experience required.
  • Extensive experience in multi-site property maintenance.
  • Certification as a Type I and Type II technician from an Environmental Protection Agency approved certification program.
  • Certified Pool Operator.
  • Knowledge of apartment management laws and regulations.
  • Knowledge of expense control and financial management.
  • Troubleshoot and repair HVAC equipment, plumbing systems, electronic systems, major appliances, pool and spa equipment, and other community systems.
