Maintenance Technician

The Maintenance Technician will be responsible for ensuring the physical integrity of our properties, working under the direction of management. This role requires a strong understanding of maintenance repair and service, including troubleshooting and providing excellent customer service.
Key Responsibilities- Prioritize and complete work orders in a timely manner, making decisions on whether to repair or replace damaged property.
- Work closely with the property management team to ensure inventory includes necessary equipment, materials, and supplies.
- Complete the make-ready process for vacant apartments, adhering to the Make Ready Checklist and supervisor instructions.
- Ensure all repairs meet Uniform Physical Conditions Standards (UPCS) and assist in monitoring work performed by outside contractors.
- Update management promptly on work details and assist in maintaining accurate records and reports.
- Follow all directives from maintenance supervisors or company management, including trash pickup, curb cleansing, and routine landscape maintenance.
- Ensure compliance with local, state, and federal regulations, including lead-based paint and asbestos abatement.
- Document and log resident complaints and owner damage claims, advising parties of results.
- Follow established safety and security procedures and standards.
- Respond to after-hours and weekend emergency calls in accordance with company policy.
- High school graduate or equivalent, with vocational technician certification or equivalent combination of technical training and experience.
- Five years' experience or training in building construction or maintenance, preferably licensed in one or more trades.
- Thorough knowledge of techniques, methods, materials, and equipment used in plumbing, carpentry, HVAC, and electrical repairs, and household appliances.
- HVAC/EPA certification, with Universal Certification preferred.
- Skilled in one or more trade crafts and general knowledge of all maintenance crafts.
- Ability to read shop drawings, specifications, schematics, and technical documents as appropriate.
- Ability to understand and ensure company compliance with Uniform Physical Conditions Standards (UPCS).
- Valid driver's license and good driving record.
- Ability to use a computer to write reports and use property management software.
