Job Description

We are seeking a Senior Property Manager to join our team at Bridge33 Capital. This is a hybrid role based in Chicago, Illinois, and will be responsible for initiating and supervising the daily management, maintenance, and associated construction of multiple properties within an assigned portfolio.

Key Responsibilities:

  • Improve Net Operating Income (NOI) by managing expenses, including CAM recoveries.
  • Manage ancillary income events and programs, and proactively generate new revenue streams.
  • Conduct property visits to ensure presentation and company standards.
  • Bid, negotiate, and supervise contracted services for all properties.
  • Resolve maintenance issues, administer property improvements, and oversee existing conditions to preserve the shopping center.
  • Develop preventive maintenance plans to avoid risk and liability.
  • Monitor energy consumption to conserve energy at each property.
  • Ensure tenant compliance with lease requirements.
  • Identify and manage cost control measures.
  • Manage capital projects and construction.
  • Collaborate with the internal construction department on tenant buildout, improvements, and allowance.
  • Supervise and control all common area construction and property improvements.
  • Update information on capital projects in company software programs.
  • Establish a network of contractors for the portfolio.
  • Establish long-range capital plans for asset preservation.
  • Respond to tenant issues or property emergencies 24/7.
  • Monitor the budget versus actual financial activities.
  • Prepare monthly variance reports for Management.
  • Monitor property email boxes to ensure timely response.
  • Utilize company technology to keep team members updated on property activities.
  • Develop and manage annual operating budgets for each property.
  • Schedule budgeted projects within established timeframes.
  • Authorize and control property expenditures.
  • Approve invoices for payment with proper expense coding and categorization.
  • Assist Cash & Collections in pursuing past due rent balances.
  • Assist Asset Management in reviewing C.A.M., Real Estate Tax, and Insurance Settlements.
  • Review the General Ledger each month to ensure expenses are allocated properly.
  • Anticipate potential tenant problems and address them before they become legal issues.

Requirements:

  • Strong verbal and written communication skills.
  • Strong understanding of shopping center financials and managing assets to maximize NOI.
  • Skilled in customer service and tenant relations, with strong negotiating skills.
  • Demonstrated ability to understand contracts and leases.
  • Strong project management background to work with contractors and vendors.
  • Ancillary leasing sales experience or aptitude.
  • Strong administrative writing and reporting skills.
  • Ability to initiate bid requests, vendor, and contractor management.
  • Solid time management skills with the ability to prioritize, organize, and balance multiple tasks.
  • Possess the ability to exhibit initiative and work independently.
  • Must be a team player and work well with Senior Management, tenants, and other property managers.
  • Demonstrated proficiency with software technology.
  • Ability to travel as required.
  • Possess skills, abilities, and traits that align with the company's Key Principles.
