The Bilingual Leasing Professional is a key member of our team at TAM Residential LLC, responsible for marketing and leasing apartment homes to prospective residents. This role requires exceptional customer service, sales, and communication skills, as well as an understanding of the rental market, our company policies, and Fair Housing Laws.

Essential Job Functions:
  • Maintain the quality appearance of the leasing center at all times.
  • Ensure an adequate supply of leasing aids and forms.
  • Use the telephone professionally and effectively for leasing.
  • Greet, show, and lease to qualified prospects.
  • Collect security deposits and application fees from prospects following company policy.
  • Comprehend and explain every paragraph of the lease contract.
  • Verify new move-in packets following company standards.
  • Understand and analyze daily, weekly, and monthly leasing traffic reports.
  • Coordinate move-in dates with the Community Manager.
  • Understand and abide by all Fair Housing Laws.
  • Achieve and maintain an average closing ratio of 50% or better.
  • Maintain a working relationship with referral agencies, including businesses and merchants.
  • Physically shop competitive properties and know current rental rates of the competition.
  • Report to work on time with a neat and professional appearance, be courteous and pleasant to residents and associates at all times.
  • Assist with all resident activities and communication.
  • Meet with new residents to ensure satisfaction in their new apartment home, assist in obtaining renewal of expiring leases within the specific time period.
  • Perform other duties as assigned.
Skills and Abilities:
  • Ability to communicate clearly, both written and verbal, in both English and Spanish.
  • Previous leasing experience at a Tax Credit property is highly preferred.
  • Basic computer or typing skills.
  • Basic math skills.
  • Ability to work with people of diverse backgrounds.
  • Excellent interpersonal skills.
Working Conditions:
  • Ability to operate in an open work area with moderate everyday noise.
  • Ability to work from multiple locations.
  • Ability to perform other duties as required.
Physical Demands:
  • Ability to frequently, and sometimes for long periods of time, sit, stand, climb and descend stairs, walk, extend arms and hands forward and overhead, using fingers to grasp, and carry.
  • Must be able to bend, crouch, kneel, or stoop on occasion.
  • Must be able to lift and carry up to 25lbs occasionally, frequently up to 15 pounds.
  • Must have up-close and distance vision.
Benefits

Associates who are regularly scheduled for and work 30 hours or more per week are eligible for company-sponsored benefits the 1st day of the month, following completion of 30 continuous days of employment. Benefits offered include medical, dental, and vision coverage, as well as 401K and life insurance. Regular, full-time associates are eligible to accrue paid time off (PTO) and holiday pay.
