Maintenance Director

The Landmark of Louisville is seeking a highly skilled Maintenance Director to oversee the maintenance department. The ideal candidate will have a strong background in maintenance operations and be able to lead a team to ensure the facility is well-maintained in a safe and comfortable manner.
Key Responsibilities:
- Manage the operations of the maintenance department, adhering to proper staffing and scheduling of personnel.
- Inspect storage rooms, work rooms, utility/janitorial closets, etc. for upkeep and supply control.
- Participate in facility surveys made by authorized governmental agencies.
- Ensure that outside services are properly completed/supervised in accordance with contracts/work orders.
- Assist in establishing a preventative maintenance program.
- Meet with maintenance personnel on a regular basis and solicit advice from inter-department supervisors concerning the operation of the maintenance department.
- Assist in identifying, evaluating, and classifying routine and job-related maintenance functions.
- Maintain fire alarm and other fire protection and preventive systems.
- Complete carpentry and other building repairs within the scope of expertise.
- Maintain heating and cooling systems.
- Make some electrical and plumbing repairs within the scope of expertise.
- Monitor, maintain, and record inventory and orders supplies as needed.
- Head snow and ice removal for the sidewalks.
- Be on call seven days a week, 24 hours a day for emergencies.
Requirements:
- Must possess a high school education or its equivalent.
- Must have one year of experience in a supervisory capacity, in a maintenance-related position.
- Must have a valid driver's license.
- Must be able to withstand inside and outside environmental conditions.
- Must be knowledgeable of boilers, compressors, generators, etc., as well as various mechanical, electrical, and plumbing systems.
- Must be knowledgeable in building codes and safety regulations.
- Must be licensed in accordance with current applicable standards, codes, labor laws, etc.
- Must be able to read, write, speak, and understand the English language.
- Must possess leadership ability and ability to work in teams.
- Must possess the ability to plan and carry out programs in repair, new construction, and equipment installation.
