Position Overview: The Supervisor of St. Mary's Residences plays a pivotal role in overseeing the management and functionality of a 128-unit independent living apartment complex. This position is dedicated to implementing effective financial strategies and service-oriented practices while adhering to governmental regulations and housing authority standards. Key Responsibilities:
• Uphold and advocate for the mission and values of Covenant Health Ministry.
• Ensure compliance with HUD and Lewiston Housing Authority procedures to maintain efficient operations at St. Mary's Residences.
• Stay informed on all regulatory requirements to guarantee safety compliance as mandated by the Maine State Housing Authority and Fire Department.
• Maintain full occupancy of 128 apartments, managing an updated waiting list to minimize vacancy losses.
• Coordinate with maintenance and housekeeping teams to ensure timely renovations of vacant units.
• Select and schedule viewings for prospective tenants from the waiting list.
• Assess admission criteria and eligibility for both subsidized and market-rate housing with potential tenants.
• Collaborate with the Lewiston Housing Authority to finalize lease agreements and establish move-in dates.
• Complete the admission process by reviewing the St. Mary's Residences handbook, including rules and regulations, and transferring keys.
• Develop and implement an orientation program for new residents moving into St. Mary's Residences.
• Focus staff efforts on delivering exceptional customer service to enhance resident experiences.
• Address and resolve resident concerns effectively.
• Make informed operational decisions to manage the building effectively.
• Assist with annual inspections conducted by the Maine State Housing Authority and monthly inspections by Lewiston Housing Authorities.
• Rectify any identified deficiencies promptly to prevent income loss due to apartment abatement.
• Support residents in alignment with the spirit of St. Marguerite d'Youville.
• Delegate responsibilities efficiently.
• Maintain all necessary competencies and complete annual compliance training on schedule.
• Perform additional duties as required for this role. Qualifications:
• Strong interpersonal and customer service abilities. Education and Experience:
• An associate degree is required; a bachelor's degree is preferred.
• A minimum of three years of relevant experience is necessary.
• Proficiency in English and French is preferred. Equivalent combinations of education and experience that demonstrate proficiency in the required responsibilities may be considered. Physical Requirements: The role demands physical and mental capabilities to perform tasks typically associated with this position, which includes a mix of sitting, standing, walking, bending, stooping, twisting, and reaching. The ability to lift and carry weights up to 35 pounds frequently, and occasionally up to 50 pounds, is necessary. Some stress may arise from the high level of responsibility for quality care. Proficiency in speaking, reading, writing, and understanding written instructions in English is essential.
