We are a boutique full-service property management company seeking a highly motivated Property Maintenance Manager for our brand-new apartment community in Redmond, WA.

Job Overview

The Property Maintenance Manager is responsible for overseeing the day-to-day maintenance of The Spoke to ensure the property is well-maintained and will work closely with the community director, regional maintenance manager, property owners, and team members to ensure successful operations.

Salary and Benefits

$62,000 - $72,000 per year, depending on experience, plus 15% annual bonus potential. Additional compensation includes a $1,000 hiring bonus, medical, dental, and vision insurance, health savings account with employer contributions, employer-paid life insurance and long-term disability insurance, paid time off (PTO), parental leave, 10 corporate holidays, 401(k) with employer matching, employee assistance program, wellness program with wellness allowance, rental discounts, training and career development opportunities, and a cell phone allowance.

Key Responsibilities
  • Supervise and direct the daily activities of the maintenance team, including porters and maintenance technicians (if applicable).
  • Carry out the implementation of various policies, standards, procedures, and programs relating to the overall maintenance and upkeep of the property.
  • Initiate, perform, and manage maintenance projects, including cleaning.
  • Ensure that maintenance and custodial issues are attended to in a timely fashion.
  • Perform walk-through inspections to identify preventative maintenance needs and address potential issues.
  • Manage unit turns, including servicing appliances, plumbing and electrical, replacing old or faulty parts, re-keying locks, replacing burnt-out light bulbs, and interior painting.
  • Order and take inventory of maintenance supplies within budget limits.
  • Maintain an inventory of supplies to ensure prompt repair and replacement of various items.
  • Ensure compliance with all warranties and manufacturers' specifications for common area facilities and equipment.
  • Inspect units, buildings, and common areas to ensure safety and adherence to fire department guidelines.
  • Address and follow up on all residents' work order requests in a timely and professional manner.
Qualifications
  • Minimum of 3 years residential/multifamily property maintenance experience required.
  • 1 year supervisory experience preferred.
  • Excellent time management, problem-solving, and interpersonal skills.
  • Able to multitask and achieve high-quality results under tight deadlines and changing work priorities.
  • Valid driver's license and reliable transportation.
  • Working knowledge of Microsoft Office Suite.
  • 4-year degree or related coursework preferred; high school diploma or equivalent required.
