Job Overview

We are seeking a highly experienced Construction Project Manager to join our team at Pyramid ETC Companies, LLC. The ideal candidate will have extensive experience in managing large-scale construction projects, particularly in the affordable housing sector.

Key Responsibilities
  • Develop comprehensive project scopes and RFPs, ensuring accuracy and attention to detail.
  • Possess strong knowledge of mechanical systems, including HVAC and boiler systems.
  • Create and manage project schedules, estimating costs and timelines with precision.
  • Execute subcontractor bidding procedures, developing Scopes of Work, Bid Lists, and Unit Cost Bid Comparisons.
  • Collaborate with owners and/or representatives on project progress, requisitioning, and critical issues.
  • Manage incoming and outgoing correspondence, RFI's, Change Orders, and other project-related documents.
  • Motivate and develop subcontractor interest in the project(s), fostering strong working relationships.
  • Prepare and follow project budgets, ensuring financial stability and accuracy.
  • Generate AIA payment application documents, facilitating timely payments.
  • Interface with local building departments, obtain necessary permits, and coordinate project close-out with officials.
  • Manage construction scheduling and sequencing, anticipating long-lead items and recognizing critical paths.
  • Administrate Owner Change Orders, ensuring seamless project execution.
  • Schedule and conduct owner, architect, CM meetings, preparing and distributing meeting minutes.
  • Hold weekly production and/or safety meetings, monitoring site safety and quality control.
  • Review jobsite progress, focusing on quality, conformance to drawings and specifications.
  • Monthly review of subcontractor requisitions, ensuring accuracy and timeliness.
Requirements
  • A minimum of 3-5 years of experience in construction project management, preferably in occupied multi-family residential units.
  • Willingness to travel, as needed.
  • A thorough understanding of the construction process and management techniques, methods, and materials.
  • A Bachelor's degree in engineering, construction, or a related field is a plus.
  • Proficiency in Microsoft Project, Word, Excel, and Outlook, with experience in Timberline and BlueBeam being advantageous.
