Administrative Housing Manager

The City of New York seeks a highly skilled and experienced Administrative Housing Superintendent to oversee the operation, repair, and maintenance of large tenanted buildings. This is a critical role that requires strong leadership and administrative skills to manage a team of skilled trade staff and ensure the timely completion of repairs and maintenance tasks.
Key Responsibilities- Oversee the operation, repair, and maintenance of large tenanted buildings, including occupied apartments, court cases, public space, and sequenced work orders.
- Direct the use of vendors for bundled work orders, ensuring cost-effectiveness and efficient completion of tasks.
- Perform field surveys to identify and propose plans for completing work, and complete ad-hoc reporting as needed.
- Schedule multiple trade work sequentially to ensure timely completion of entire repairs, and advise on the use of vendors for bundled work orders.
- Liaise with Skilled Trade Administrators to troubleshoot and correct gaps in planning and productivity performance, and train and manage planning secretaries to ensure scheduled work orders are completed and closed appropriately.
- Utilize Planning and Performance dashboards to optimize scheduling and track productivity of skilled trade staff, and work with secretaries to schedule mold initial inspections, QAs, and re-inspections.
- Partner with Neighborhood Planners to establish rotating schedules for borough-based skilled trade staff, and monitor development sequenced skilled trades requests to ensure timely completion of repairs.
- A four-year high school diploma or its equivalent, plus eight years of supervisory experience in the operation, repair, and maintenance of large tenanted buildings, with four years in responsible charge of properties having not less than seven maintenance and operations employees, and at least 18 months in an administrative capacity.
- Education and/or experience equivalent to the above, with at least four years of experience in responsible charge of properties having not less than seven maintenance and operations employees, and at least 18 months in an administrative capacity.
