We are seeking a skilled Land Acquisition and Rights Specialist to join our team at Shelby Electric Cooperative. This is a full-time position working 40 hours a week, Monday through Friday.

About the Role

This role involves negotiating and acquiring right-of-way and easements for electric and telecommunication systems. The successful candidate will be responsible for documenting all communication and correspondence with landowners, including in-person meetings, emails, phone calls, and mail. They will also respond to internal and external stakeholder inquiries related to right-of-way and easements.

Key Responsibilities
  • Negotiate and acquire right-of-way and easements for electric and telecommunication systems.
  • Document all communication and correspondence with landowners.
  • Respond to internal and external stakeholder inquiries.
  • Investigate, negotiate, and acquire temporary right-of-way areas for construction lay down areas and other temporary construction needs.
  • Notarize right-of-way and easement documentation as requested by landowners.
  • Review and process executed documents according to requirements.
  • Serve as legal witness as necessary for condemnation or other proceedings.

The ideal candidate will have excellent written and oral communication skills, as well as the ability to utilize multiple forms of technology, including project databases. A high school diploma or equivalent is required, along with experience in property rights research methods and knowledge of standard utility specifications and the National Electric Safety Code.

Requirements
  1. A high school diploma or equivalent.
  2. Working knowledge of drafting and negotiating property rights documents, including right-of-way and easements.
  3. Understanding of electric distribution and telecommunication systems as related to right-of-way and land rights.
  4. Experience in property rights research methods, including courthouse and internet searches for recorded documents.
  5. General knowledge of standard utility specifications and the National Electric Safety Code.
  6. Excellent written and oral communication skills.
  7. Ability to work with minimal or no supervision.
