Job Description

The Senior Executive Director of Acquisitions and Investments will play a pivotal role in steering Elmington Capital Group's investment strategy and acquisition activities. The successful candidate will oversee the identification, evaluation, and execution of investment opportunities and acquisitions, driving the company's growth and strategic objectives.

Key Responsibilities

  • Strategic Leadership

Develop and execute investment and acquisition strategies aligned with Elmington's growth objectives. Provide strategic guidance to the executive team on investment opportunities, market trends, and acquisition strategies.

Investment Management

Lead the underwriting, financial analysis, and due diligence processes for potential investments and acquisitions. Oversee financial modeling, including IRR, NPV, JV Waterfall, and sensitivity analyses using advanced Excel functions. Manage equity and lender financing packages, including the preparation of Investment Committee packages.

Acquisition Strategy

Identify and evaluate acquisition opportunities, negotiate deal structures, and manage all aspects of the acquisition process. Lead closing processes, including negotiations and due diligence for equity, construction loans, and permanent financing agreements.

Market Research and Analysis

Conduct market research to identify emerging trends, financing opportunities, and competitive dynamics in target markets. Track local supply/demand, market rents, and other key factors influencing investment decisions.

Stakeholder Management

Develop and maintain strategic relationships with capital providers, brokers, developers, property owners, and city officials. Represent Elmington in negotiations and external meetings, ensuring strong partnerships and favorable outcomes.

Team Leadership

Lead, mentor, and develop a high-performing team of investment professionals. Foster a collaborative work environment that encourages innovation and high performance.

Required Skills and Qualifications

  • Deep understanding of real estate investing, development, and financial analysis.
  • Ability to thrive in a challenging, entrepreneurial environment and manage multiple projects simultaneously.
  • Exceptional analytical skills with advanced proficiency in Microsoft Excel and PowerPoint.
  • Strong communication and interpersonal skills, capable of engaging with diverse stakeholders and executive leadership.

Education and Experience

  • Bachelor's degree in Real Estate, Finance, Business, Engineering, Accounting, or Architecture. An MBA or advanced degree is preferred.
  • Minimum of 10 years of experience in commercial real estate, investment banking, or management consulting, with at least 5 years in a senior leadership role.
