Goldrich Kest is a leading diversified real estate development and management group. We are seeking a skilled Maintenance Manager to join our team in Los Angeles. This position offers a competitive salary of $26 - $30 hourly (DOE) for a 32-hour workweek, with a flexible schedule that includes weekends, evenings, and holidays.

Job Summary:

The Maintenance Manager will oversee the overall appearance and maintenance needs of the community, ensuring a quality living experience for residents. Key responsibilities include supervising the maintenance staff, coordinating make-readies and move-in schedules, performing general maintenance repairs, conducting preventative maintenance, and overseeing construction/rehabilitation needs.

Responsibilities:
  1. Curb Appeal: Ensure the community's exterior appearance meets Goldrich Kest's standards.
  2. Maintenance Staff Supervision: Direct and supervise daily activities, apply policies and procedures, prioritize work assignments, and evaluate job performance.
  3. Move-In Coordination: Collaborate with the Community Manager to ensure timely completion of all repairs and unit turns within 5 days.
  4. Maintenance Repairs: Perform, schedule, and supervise repairs throughout the property, including common area amenities, resident-occupied units, and vacant units.
  5. Vendor Coordination: Work with vendors to ensure quality work is completed and obtain proposals as needed.
  6. Supply Inventory: Manage and maintain an up-to-date supply inventory of equipment, tools, and supplies.
  7. Preventative Maintenance: Schedule, monitor, and conduct regular inspections of equipment, electrical and plumbing systems, HVAC, swimming pool(s), carpentry, drywall, exterior structural, and appliances.
  8. Common Area Maintenance: Perform common area painting, monthly lighting inspections, and replacements as needed.

  • Problem-Solving: Strong attention to detail, organizational, time-management, and problem-solving skills.
  • Independence: Ability to work independently and as part of a team.
  • Computer Knowledge: Intermediate computer knowledge and ability to use simple tools and equipment.
  • Budgeting: Ability to understand budgets and maintain expenses in line with budgeted amounts.
Working Conditions:

This role requires frequent exposure to seasonal temperatures, fumes or airborne particles, moving mechanical parts, and vibration. The noise level in the work environment can be loud.
