Job Title: Leasing and Admissions Specialist

Job Description:

In this challenging role, you will have the opportunity to work with a diverse group of individuals in our community, providing exceptional customer service and support.

  • Responsible for ensuring compliance with all HUD regulations, including leasing and admissions rules.
  • Demonstrates a strong understanding of federal guidelines and program requirements.
  • Provides accurate and impactful responses to current and prospective residents.
Key Responsibilities:
  1. Meet with potential renters to provide tours of available units.
  2. Develop a thorough knowledge of application information required for HCV/Sec 8, LIHTC, and Affordable Housing programs.
  3. Interview applicants regarding income and family composition to determine eligibility for low-income housing.
  4. Perform background checks, credit checks, and other responsibilities to verify eligibility.
  5. Determine if clients meet affordability standards as per Housing Authority guidelines.
  6. Compute tenant rental amounts, utility reimbursements, and rent increases according to program regulations.
  7. Prepare leasing documents using HUD housing program regulations.
  8. Submit leasing documents for review and approval, obtaining signatures from management and clients.
  9. Coordinate move-in dates, materials, and processes.
  10. Maintain accurate records of resident information and property files per program requirement.
  11. Conduct briefing sessions with new participants to explain federal program regulations and lease obligations.
  12. Schedule and conduct annual recertification interviews, ensuring timely completion and notice of rent increase.

Salary:

$45,000 - $55,000 per year, depending on experience.

Requirements:

To be considered for this role, you should have:

  • A minimum of two years of college coursework or an equivalent combination of education and experience.
  • At least three years of experience in public housing, Section 8, case management, or apartment management.
  • Bachelor's degree and Housing Choice Voucher Specialist Certification preferred.
