Hiring Site: Albuquerque, New Mexico.

Key Responsibilities

Your primary responsibility is to lead the maintenance team by providing guidance, motivation, and direction, and by working alongside the team to maintain a desirable property appearance, including interior and exterior of all buildings and facilities. You will be directly responsible for ensuring the 24-hour service request guarantee is met and maintaining a minimum of 50% rent-ready units.

As a working Maintenance Supervisor, you will also be responsible for:

  • Completing and updating the Make-Ready Board daily
  • Completing and overseeing all service requests, callbacks, and ensuring service requests are performed properly and promptly
  • Inspecting the property to identify safety hazards and determining how the maintenance team can prevent accidents while participating in group grounds cleanup
  • Enforcing all safety training instructions
  • Maintaining and ensuring compliance with NALS PM Binder and creating and implementing special preventative maintenance checklists following the NALS PM guides
  • Maintaining and overseeing pool safety and daily pool logs
  • Maintaining and ensuring completion of all NALS logs, filing them in the Site Binder
  • Ensuring the staff is working safely, efficiently, and knowledgeably
  • Assisting with and overseeing all aspects of unit turns
  • Responding to after-hour calls and emergency situations, such as sewer back-ups, flooding, fires, etc.
  • Maintaining the workplace and maintenance shop by keeping all areas clean and tools/supplies organized
  • Performing additional duties, responsibilities, or projects as assigned, completing service requests, and making readies to reach common team goals, including lowering overtime
  • Representing the company in a professional manner at all times
  • Exercising discretion in what is communicated/discussed with team members

Requirements

  • Valid driver's license, along with current auto insurance
  • EPA Certification
  • HVAC Certification

Physical Demands

  • Working inside and outside, in all types of weather
  • Must be able to lift and work heavy equipment
  • Medium to heavy work, requiring prolonged or repeated standing, walking, climbing, stooping, kneeling, crouching, and lifting to a maximum of 100 lbs., with frequent lifting and carrying of up to 50 lbs.
  • Good hand and eye coordination essential, including the ability to ascend and descend ladders and stairs, and perform repetitive/continuous tasks according to set procedures and sequences

Other Job Requirements

  • Must possess skills relating to all building systems
  • Have excellent management, training, and motivational skills and be able to communicate through written form
  • This position also requires the ability to deal with property management, vendors, and team members in a professional way
  • Must have knowledge and understanding of the unit turn process, HVAC, plumbing, pool and spa, appliance repair, electrical repairs, roofing repairs, painting, carpentry, carpet cleaning and replacement, glass replacement, and screen repair and replacement
  • 40-hour work week

Preferred Candidate Profile

To excel in this role, you should have a minimum of 3 years of multifamily Maintenance Supervisor experience in 300+ unit properties.
