Job Description

We are seeking a highly motivated and experienced Multifamily Property Operations Manager to join our team at Sail. As a Business Manager, you will oversee the overall operations of assigned properties, ensuring high-quality resident living while achieving long-term business goals.

The ideal candidate will have a proven track record within property management, demonstrating exceptional communication skills, attention to detail, and a history of operational excellence. You will be responsible for managing staff and vendors, providing training and support, and ensuring compliance with company policies and procedures.

Responsibilities:

  • Oversee financial and operational management of the property, including managing team members, daily activities, and resources.
  • Create and maintain an environment that achieves high-quality customer service with residents and external partners.
  • Ensure occupancy targets and rent collections are achieved through leasing and resident retention.
  • Ambassador of Sail's core values, actively pursuing opportunities to reinforce core values in the day-to-day work of all team members.
  • Participate in the development and implementation of policies, procedures, and practices consistent with regulations and established corporate practices.
  • Partner with Maintenance Technicians to ensure physical assets and grounds are operating at peak performance levels.
  • Responsible for preparing the annual budget for the property by analyzing financial statements, reviewing marketing information, and accessing operational reports.
  • Assess capital needs for the property and operate it within budgeted income and expense guidelines.
  • Contribute to creation and execution of marketing plans for all communities within assigned portfolio, including reputation management and resident satisfaction.
  • Ensure the operation of the property complies with company policies and procedures, Fair Housing, Americans with Disabilities Act (ADA), and other laws and regulations governing multi-family housing operations.

Bonus Earning Potential:

  • $5,000 annual bonus potential
  • Bonuses for resident retention through 12-month lease renewals
  • Opportunity to earn leasing commission on new leases

Requirements:

  • BA/BS degree strongly preferred
  • 3-5 years of experience in multifamily property management
  • Minimum of 3 years experience managing people and/or teams
  • Proficiency with property management software platforms, preferably Yardi
  • Excellent communication and customer service skills
  • Enthusiastic and motivational leadership abilities in managing teams of people to succeed
  • Proficient attention to detail, highly organized, and able to multitask efficiently
  • Strong financial aptitude and analytical skills

Compensation Details:

$60,000 - $70,000 yearly salary
