Job Summary:

The Chief Financial Officer/Chief Operating Officer will provide strategic vision and leadership to the accounting department, driving results, growth, and efficiency across the organization. This vital leadership role will oversee financial processes, partner with the President to achieve favorable financial results, and work closely with executive team members to drive company performance.

Key Responsibilities:

  • Oversee all financial processes for Butler Shopping Center District and associated entities.
  • Partner with the President to achieve profitable results, improve systems, reporting, and controls.
  • Drive company results from an operational and financial perspective, working closely with the President and executive team members.
  • Set challenging and realistic goals for growth, performance, and profitability.
  • Create effective measurement tools to gauge internal and external process efficiency.
  • Provide accurate and timely financial reports.
  • Work closely with the President on budgeting, forecasting, and resource allocation programs.
  • Develop and direct financial plans to deliver the strategic business plan, company growth, and market opportunities.
  • Review financial statements with the Controller and Assistant Controller.
  • Manage debt on properties, working with banks and mortgage brokers.
  • Oversee cash management, investments, and asset management, exploring new opportunities and providing recommendations.
  • Prepare company tax returns with the Controller.
  • Review biweekly payroll activity.
  • Maintain appraisals for tax assessments.

Leadership and HR:

  • Design and implement employee retention strategies.
  • Provide management and leadership to staff, aligning with the company's business plan and strategic vision.
  • Assist in facilitating employee programs.
  • Motivate and encourage employees at all levels, including professional staff, management-level employees, and executive leadership team members.
  • Negotiate employee health care plans and benefit packages.

Insurance and Risk Management:

  • Manage property/liability insurance programs.
  • Manage insurance programs, including worker's comp, D&O, EPL, and financial institution bonds.

Support to Ownership:

  • Manage the private jet and work with the Charter Team for financial rewards.
  • Prepare tax returns for the owner's family revocable trust and personal tax returns with an outside firm.

Qualifications and Requirements:

To succeed in this role, the individual must possess a Master of Business Administration (MBA) with a business concentration or equivalent relevant work experience. Ten years of experience in commercial real estate and shopping center retail experience are preferred. Certifications in Chartered Financial Analyst (CFA) and Certified Public Accountant (CPA) are also desirable. The ideal candidate will have extensive experience in a leadership role, with a proven ability to manage large-scale projects and oversee long-term company goals.

Computer Skills:

  • Proficiency in Yardi, Microsoft Word, Excel, and Outlook, with the ability to quickly learn other systems.
