We are seeking a highly skilled Community Director to oversee the day-to-day operations of our 197-unit apartment complex, Dwell at Clear Lake in Seabrook, Texas.

Key Responsibilities:
  • Operate the asset in the best interest of the owners, adhering to the Policies & Procedures Manual.
  • Maintain exceptional customer service relationships with residents and property owners, responding to inquiries and concerns in a prompt and courteous manner.
  • Accurately record all community transactions, including rent rolls, delinquency reports, move-in/move-outs, and other essential documents.
  • Prepare annual budgets and income projections to ensure the financial success of the property.
  • Collect, post, and deposit all rents and late fees/check charges in a timely manner.
  • Generate necessary legal documents and process in accordance with state and company guidelines.
  • Submit invoices to the corporate office for payment and handle petty cash and all funds.
  • Build a sense of community through resident functions and other communication strategies.
  • Lead a high-performing, harmonious on-site team by hiring, training, and coaching talented individuals, and executing a performance management system.
  • Plan weekly/daily office staff schedules and assignments, ensuring all personnel-related administrative processes are executed on a timely basis.
  • Oversee outside contract vendors to ensure seamless operations.
  • Maximize property occupancy by implementing creative marketing strategies and developing a top-performing team of leasing professionals.
  • Oversee or manage all details of resident move-ins and move-outs, giving special attention to apartment inspections, utilizing in-house employees or outside contractors/vendors as needed.
  • Delight residents by responding to requests and concerns promptly and courteously.
  • Coordinate maintenance schedules and assignments with the Maintenance Supervisor.
  • Ensure that vacated apartments are inspected in a timely manner and in accordance with company policy. Prepare the Statement of Security Deposit in a timely manner.
  • Must possess a positive attitude and the ability to smile under all circumstances.
  • Be able to work evenings and weekends when necessary.

Requirements:

  • 3+ years of Property Management experience
  • Multi-Site experience, Preferred
  • Yardi experience, Required
  • Valid driver's license, Required
  • Successfully pass pre-employment background check and drug test

Compensation:

  • Up to $60 to $65,000 - Negotiable, depending on experience
  • Monthly renewal commission and bonus opportunities
