Community Manager Job Description

About the Role:

We are seeking an experienced Community Manager to lead our community operations, ensuring a high level of resident satisfaction and community success.

Key Responsibilities:
  • Supervise community associates and ensure they meet performance expectations.
  • Ensure compliance with tax credit requirements and regulations.
  • Develop and implement customer service and leasing strategies to drive business growth.
  • Respond promptly to resident requests and resolve issues efficiently.
  • Direct marketing efforts to attract new residents and retain existing ones.
  • Prepare lease agreements, determine renewal rates, and recommend rental rate adjustments as needed.
  • Review resident files and accounting records to identify unpaid fees and implement procedures for collecting delinquencies.
  • Prepare weekly and monthly reports on community performance, including occupancy, collections, and expenses.
  • Organize resident activities, prepare newsletters, and maintain loyalty programs to foster a positive community environment.
  • Identify areas for improvement and implement changes to increase efficiency, productivity, and profitability.
  • Research competition to ensure market alignment with rental rates, concessions, and security deposits.
  • Collect, post, and deposit rents/security deposits daily.

Requirements:

  • Minimum 3 years' experience as a Community Manager or Assistant Community Manager in multi-family housing, hospitality, or similar industry.
  • High school diploma or equivalent required; college education, CAM or ARM certification preferred.
  • Housing Credit Certified Professional (HCCP) designation preferred (for LIHTC); Certified Occupancy Specialist (COS) designation preferred (for Section 8).
  • Valid driver's license and ability to communicate in English.
