Leasing Specialist Job Description

At Beacon Communities, we are seeking a skilled Leasing Specialist to join our team. As a Leasing Specialist, you will be responsible for selling the features and benefits of our apartment living to prospective and current residents. Your primary goal will be to achieve and maintain occupancy goals, ensuring that our communities remain vibrant and healthy.

Key Responsibilities:

  • Build relationships with prospective and current residents, coordinating all phases of the leasing process, including intakes, interviews, processing, preparation, and distribution of applications.
  • Provide polished and professional sales tours of our model apartments, vacant apartments, and community amenities.
  • Achieve tiered rent levels and occupancy goals, ensuring that our communities remain competitive in the market.
  • Coordinate and prepare annual lease renewals and income re-certifications, ensuring compliance with all relevant regulations.
  • Update daily turnover logs, maintain waiting lists, prepare weekly leasing reports, and conduct market studies to inform our leasing strategies.
  • Prepare lease packages and supplemental documents for new move-ins, ensuring that all necessary paperwork is completed accurately and efficiently.
  • Conduct new resident orientations, ensuring that our residents feel welcome and supported in their new homes.
  • Provide backup support to our Occupancy Specialist, ensuring that our communities remain fully staffed and operational at all times.
  • Foster positive, active, and collaborative relationships with residents, communities, and associated agencies, ensuring that our communities remain healthy and vibrant.
  • Enforce and adhere to company policies, rules, and regulations, ensuring that our communities remain safe and secure.

Requirements:

  • Associates degree or equivalent work experience required.
  • Two years sales/leasing experience desirable.
  • Attention to detail required.
  • Knowledge of subsidy regulations preferred.
  • Proficient in Microsoft Office and Excel.
  • Highly motivated and able to work independently.
  • Ability to handle resident or building emergency situations if needed.
  • Excellent organizational and interpersonal skills required.
