Stoltz Management of Delaware is a real estate private equity firm with extensive holdings throughout the U.S. We are seeking a highly motivated and talented Property Manager to join our team.
The successful candidate will be responsible for managing a portfolio of office, retail, and industrial properties in the Southeast region of the U.S. This position involves travel to multiple markets, including Philadelphia, Nashville, Raleigh, and Atlanta.
Job Description
The property manager will work closely with senior management to determine each property's operating goals and objectives and develop strategies to achieve them. The ideal candidate must have excellent communication skills and be well-versed in all aspects of property operations, including construction, vendor relations, maintenance, security, leasing, rent collection, financial reporting, and tenant relations.
The property manager will be responsible for:
- Monitoring property operations, including leasing, maintenance, administration, and policy and procedures to ensure compliance with established budgets and business plans.
- Managing vendors and maintenance personnel.
- Overseeing tenant improvement and minor construction projects.
- Communicating with tenants, overseeing rent collection activities, and addressing daily tenant issues and requests.
- Working with the accounting team on monthly reporting, CAM reconciliations, annual budget preparation, and monthly budget monitoring.
- Preparing, implementing, and meeting annual operating and capital budgets/forecasts for assigned properties.
- Reviewing and approving bills and expenses, approving tenant adjustments, classifying expenses.
- Preparing and reviewing monthly property status reports with the Director of Property Management.
- Traveling to and conducting regular site visits to inspect property, evaluate rents, delinquencies, and assist with lease renewals as needed.
- Ensuring all rents are collected compliant with tenant lease and understanding rent payment provisions and rent collection procedures.
- Coordinating and supervising all tenant move-in/move-out activities.
- Maintaining an ongoing program for building maintenance and cleaning to include scope.
- Overseeing third-party service providers to ensure contracts are adhered to and appropriate service levels are being met at the most competitive pricing.
- Providing ongoing input in the development and maintenance of assigned properties' business plans, including capital expenditure recommendations. Acquiring and maintaining a thorough working knowledge of each plan to ensure assigned properties are managed consistent with their current business plan.
- Understanding and coordinating building and building systems inspections.
- Developing specifications for contracts and capital items, bidding, and analyzing bids from vendors.
- Reviewing and maintaining property operating and maintenance contracts to ensure high-quality services are being provided.
- Ensuring vendors are fully qualified and in compliance with ownership requirements and periodically obtaining competitive bids to continuously challenge costs and quality of services.
- Providing quality and timely customer service to tenants.
- Being available 24/7 for emergency calls.
- Ensuring property compliance with governmental guidelines and regulations, filing required reports, and maintaining appropriate documentation.
- Coordinating outside consulting services and third-party vendors as needed.
- Assisting in due diligence for new acquisitions as needed.
