Affordable Housing Program Manager

We are seeking a highly skilled and experienced Affordable Housing Assistant Community Director to join our team at FPI Management, Inc. This role will be responsible for assisting the Community Director with day-to-day property operations and managing the asset to meet client objectives.

Key Responsibilities- Client Relations
- Maintain positive and effective communication with clients, representing FPI Management, Inc.
- Carry out the philosophies and wishes of the Owner in daily operations to ensure FPI meets client objectives and expectations.
- Maintain professional communication with applicants, residents, vendors, and guests while representing FPI Management, Inc.
- Keep immediate supervisor informed about work progress, including present and potential problems and suggestions for addressing them.
- Operate the property in the absence of the Community Director.
- Responsible for training and onboarding of new leasing team members.
- Maintain occupancy levels as established by budget expectations.
- Exhibit professional leasing techniques.
- Assist with monthly Market Surveys and analysis.
- Implement advertising and marketing strategies for the apartment community as needed.
- Ensure online marketing sources are updated daily.
- Promote positive resident/management relations to retain desirable residents.
- Assist with resident retention programs.
- Ensure safety, comfort, and privacy of all property residents.
- Ensure consistent move-in orientation for new residents.
- Assist in maximizing revenue potential through lease expirations and timely turnover.
- Manage monthly rent collections and delinquency according to FPI policies.
- Accurately process vendor invoices and manage accounting month-end.
- Maintain resident files, including forms, leases, and documents, according to FPI Standard Operating Procedures.
- Responsible for daily integrity and confidentiality of resident files.
- Ensure documents and reporting systems are maintained, updated, and organized.
- Meet periodic reporting requirements, such as Month End, Weekly Reports, and Collection/Eviction Files.
- Assist in budget preparation and delivery.
- Ensure compliance with Risk Management items through following FPI Standard Operating Procedures.
- Report any injuries, illnesses, or property damage through proper channels and forms.
- React calmly and professionally in emergency situations.
- Assist residents with maintenance needs.
- Document facility and maintenance needs and ensure timely completion.
- Ongoing monitoring of physical assets and identifying concerns with immediate supervisor.
- Follow up on maintenance requests to promote resident satisfaction.
- Consistently enforce community rules and regulations, FPI Standard Operating Procedures.
- Comply with all Fair Housing Laws and FPI policies and procedures.
- Promote a professional image by adhering to FPI Management's Dress Code Policy.
- Conduct displayed must be of a professional manner when communicating with employees, residents, prospective residents, clients, vendors, and guests while representing FPI Management.
- Perform special project assistance as directed by supervisor.
- Minimum 1 year experience in a similar supervisory role, preferably within Residential Property Management.
- High School diploma or equivalency certificate required; College degree in a relatable field preferred but not required.
- Valid Driver's License, good driving record, current motor vehicle insurance meeting State requirements, and an operable vehicle that meets FPI's Driving Standards and Personal Vehicle Use policy.
- Proficient in speaking, reading, and writing in English.

$22-$25 per hour. The salary range is based on the job requirements, location, and industry standards.
