Job Summary

The Sales Consultant is responsible for demonstrating product features, designs, and benefits to potential homebuyers to capture new home sales. This role utilizes sales and marketing techniques, company guidelines, and knowledge of assigned communities to achieve division and company goals to ensure customer satisfaction in accordance with company objectives.

Key Responsibilities
  • Explore sales leads and prospects received from various sources to capture new home sales.
  • Identify needs of potential homebuyers and match related solutions.
  • Effectively generate sales by utilizing corporate marketing materials, model homes, local resources, and realtor relationships.
  • Serve as the primary point of contact for homebuyers from initial meeting through home closing.
  • Prepare and review new home sales contracts to ensure accurate pricing and feature selections.
  • Assist in the revision of selections as requested by customers.
  • Provide pricing information between appropriate departments and potential homebuyers.
  • Communicate estimated delivery dates based on knowledge of the company's production schedules.
  • Compare products of competitors operating in the same geographical areas.
  • Communicate appropriate information to other company personnel.
  • Attend buyer-builder conference and pre-closing walk-through events.
  • Maintain inventory flyers and home sites maps when changes occur.
  • Market the community offering to prospects and realtors.
  • Identify home site signage needs and ensure appropriate supply and installation.
  • Manage the condition of the model homes and inventory homes and coordinate any maintenance items with the appropriate company representative.
  • Be knowledgeable about financing available and able to calculate payments and out-of-pocket requirements associated with programs offered through preferred lenders.
  • Train and mentor other Sales Consultants and Sales Associates as directed by management.
Requirements
  • Active real estate license.
  • Minimum High School or GED required.
  • College degree preferred.
  • Minimum 2 years proven experience in New Home Sales and/or commission real estate sales.
  • Valid driver's license and good driving record.
  • Valid auto insurance coverage.
  • Excellent verbal and written communication skills.
  • Intermediate to advanced PC skills (Microsoft Word and Excel).
  • Ability to prepare written documentation and complete contract calculations.
Work Environment

The work environment is representative of an office/field setting. The noise level in the work environment is usually quiet to moderate. Reasonable accommodations can be made to enable employees with disabilities to perform the described essential functions of the job.

Physical Demands

A Sales Consultant is regularly required to:

  • Walk, climb stairs, sit, and stand.
  • Talk and hear at normal levels.
  • See with close vision, distance vision, color vision, peripheral vision, depth perception, and have the ability to adjust focus.
  • Reach with hands and arms.
  • Use hands and fingers to operate tools and other business machines.
  • Lift and/or move up to 10 lbs.
