Job Summary:

As an Assistant Property Manager with Coastal Ridge Real Estate, you will play a key role in the leasing and sales process at one of our student housing assets in the Charlotte, NC area. This is a full-time, non-exempt position that requires a strong understanding of property management and a passion for delivering exceptional customer service.

Key Responsibilities:
  • Participate in all aspects of the leasing process, including lead generation, prospecting, and closing sales.
  • Ensure that both individual and team leasing targets are achieved, and proactively communicate with the Property Manager to address opportunities and challenges.
  • Stay up-to-date on market trends and competitor offerings, and use this knowledge to inform leasing and marketing strategies.
  • Provide guidance and support to the leasing team, ensuring they have the tools and resources needed to succeed.
  • Assist with customer service efforts, including resolving resident complaints and issues.
  • Participate in site marketing efforts and events to attract new prospects and retain residents.
  • Monitor and follow up on bad debt, including the preparation of late notices and resident contact.
  • Prepare and review financial reports, and assist with the preparation of weekly and monthly reporting requirements.
  • Assume the Property Manager's duties in their absence, and perform other tasks as directed.
Requirements:
  • High school diploma or equivalent required, bachelor's degree preferred.
  • Must have or be willing to obtain all licenses and/or certifications as required by State and Local jurisdictions.
  • Previous leasing and sales experience required, previous experience as a Leasing Manager strongly preferred.
  • Experience in multifamily conventional or student housing preferred.
  • Previous experience with property management software such as OneSite, Entrata, and other Realpage products preferred.
  • Experience with Microsoft office products, including intermediate experience with Excel preferred.
