REDCOM DESIGN & CONSTRUCTION, in Westfield, NJ, is looking for a dynamic and experienced
VP of Pre-Construction, to oversee the production of accurate and competitive project bids.

The VP of Pre-Construction works in conjunction with the Lead Estimator, but also oversees all functions and operations of the Estimating department.

  • The primary function of the VP of Pre-Construction role is to track and monitor the deadlines and deliverables of the design team; Engineering, Architecture & Schematic Design.
  • The primary oversight function of the Estimating department is to: monitor department performance, ensure the estimating team is assisting salespeople in winning projects, and manage all purchasing requests.
Duties and Responsibilities

VP of Pre-Construction responsibilities, include, but are not limited to:
  • Manage Smartsheet software, technical support, oversight for all departments.
  • Manage Consulting Proposal process, deadlines, and quality.
  • Schematic Arch, CD Arch, and Engineering deadline oversight
  • Attend Architect and Engineer Dept. Meetings for deadline management and guidance (not managing KPIs and quality control)
Oversight of Estimating Department includes, but is not limited to:
  • Assist salespeople with leads providing guidance.
  • Monitor quality control and consistency within the department.
  • Monitor and improve department task performance.
  • Create and manage internal department processes.
  • Create and manage internal department budgets and spending.
  • Track current and past project budget performance.
  • Monitor subcontractor allocation on projects, both in estimating and purchasing
  • Attend job meetings as necessary for troubleshooting, status updates, and lessons learned.
Qualifications:
  • 5+ years management experience
  • 10+ years of commercial general contracting / estimating experience.
  • Purchasing experience, a plus
  • Sales experience a plus
  • Associate or bachelor's Degree in relevant field; Master's degree a plus
  • Bid/Build, Design/Build experience.
  • Technical aptitude in Microsoft Suite, Microsoft Project
  • Experience in resource allocation/task management a plus
  • Must be able to perform on-screen takeoffs.
  • Effective communication and organizational skills
  • Strong math skills and experience with financial figures
  • Strong proposal writing skills.
Working Conditions:

This position is primarily an office position with frequent visits to jobsites and/or client meetings.
This position requires frequent communication with the CEO, other department heads, and sales staff in a fast-paced setting. Some overtime is required to meet tight deadlines or to account for travel to client meetings or jobsites.

Direct Reports:
  • Direct reports include Lead Estimator; and may include Junior Estimators, Project Estimators, Senior Estimators, Purchasers.
  • Functional reporting exists between the VP of Pre-Construction role and the Design team; Engineering, CD Architecture, Schematic Architecture.
