The Engineering Department at The Woodruff Arts Center is responsible for all the behind-the-scenes magic that allows The Woodruff Arts Center to showcase all that it has to offer.
The Building Engineer I will work directly for the Chief Engineer. The Building Engineer I will assist in the hands-on maintenance of building systems to ensure their safe, efficient and proper operation. This position will perform repairs and will help in the operation, monitoring and performance of preventative maintenance on building systems.
The Engineering Department is responsible for the operation of six buildings on campus and an art storage facility and scene production shop, both located close to campus, to include the operation and maintenance of the following systems:
- Central Plant
- HVAC and Humidifiers
- Electrical Systems
- Emergency Generator and Fuel
- Plumbing Systems
- Building Envelope
- Fire and Life Safety Systems and Equipment
- Elevator Systems
- Loading Dock
This position is for the second shift (3:00 PM - 11:00 PM), totaling a 40-hour work week that includes weekends (Saturdays and Sundays) and possibly holidays.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Electrical Systems
• Must possess basic understanding of A.C. circuits and safety procedures.
• Trouble-shoot and find short circuits or ground in single or three-phase A.C. circuits.
• Replace outlets, switches, lighting ballasts, circuit breakers and motor control starters.
• Knowledgeable of electrical switchgear operations.
• Able to read and interpret electrical drawings and wiring diagrams.
• Generator weekly run-up and documented run logs.
HVAC Systems
• Must possess an understanding of refrigeration cycle and passed the test for a universal CFC license.
• Responsible for conducting preventative maintenance of an AHU.
• Respond to HVAC calls and make repairs or adjustments as needed.
• Test and adjust chemical treatment levels in water systems.
• Perform daily equipment inspections and log; chillers, pumps, and report anything out of range.
• Replace belts, motors, bearings, actuators, and valves on AHU's and cooling towers.
• Adjust pneumatic or (DDC) controllers and actuators for proper operation.
• Adjust set points, temperature on building energy management system.
• Troubleshoot Power Induction Units (PIU) or Fan Powered Terminal Units (FPIU).
• Troubleshoot and program Variable Frequency Drives (VFD).
• Able to understand the sequence of operation procedures for building HVAC.
• Able to read and interpret HVAC drawings.
Plumbing Systems
• Must possess understanding of plumbing systems.
• Responsible for repairs to flush valves and faucets.
• Responsible for replacing wax bowel seal and remounting of toilet and urinals when needed.
• Responsible for preventative maintenance of a systems pump.
• Adjust and service pressure-reducing valves.
Life Safety Systems
• Must possess understanding of the operations of the buildings life safety systems.
• Identify and respond to fire alarm and troubles in a timely manner.
• Conduct a weekly inspection and log of Emergency Generator and Fire Pump.
Miscellaneous Responsibilities
• Repair and replace door closures & minor door hardware as needed.
• Must be available for remedial tasks such as painting and cleaning and unclogging toilets or drains.
• Other tasks as assigned by Chief Engineer.
QUALIFICATIONS
Education and Experience
- High school diploma or GED equivalent required
- Minimum of six (6) years' experience in building maintenance industry or a trade school degree in HVAC, plumbing, or other industry-related trade and four (4) years' experience in building maintenance industry
- A valid state driver's license
- Universal refrigerant recovery and transfer certification
- Must be knowledgeable in the safe and proper use of the following tools: ladders, lifts, basic hand tools, voltmeter, manual drain auger, safety goggles, ear protection, and fire extinguisher.
- Must be able to operate heavy equipment such as chillers, generators, switchgear, pumps, air handling units etc.
- Must be a team player, able to work outside the core business hours when needed and willing to accept a variety of tasks associated with this position.
- Must possess strong interpersonal skills and an ability to work and communicate effectively with all levels of operations.
- Must be available for second shift or weekend assignment. Shift assignments are designated at the discretion of the Chief Engineer and are subject to change during tenure.
- Willingness to be on the on-call engineering schedule. The schedule is subject to change at the needs and discretion of the property.

- Must be able to stand and exert well-paced mobility for up to 4 hours in length.
- Must be able to bend, stoop, squat, and stretch to fulfill cleaning and repair/maintenance tasks.
- Must be able to lift 50 lbs. on a regular and continuing basis.
- Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability, and visual acuity.
- Must be able to climb at least a 12-foot ladder and work from heights.
