We are seeking an individual with exceptional management skills to fill our full-time Property Manager role at 2 of our communities in Dayton, TX. The two communities will include multifamily apartments, and a storage facility. Successful Managers come from various backgrounds including: apartment management, sales positions, office administration, and real estate school graduates.
In this role, the ideal candidate will be customer service and team oriented, self-directed and motivated, and will possess excellent communication and computer skills. You will be responsible for the financial performance and physical condition at assigned properties. Some after-hour emergencies are required.
JOB RESPONSIBILITIES: As a Property Manager, you will be a valuable member of the management team. A manager of a GPM property has responsibilities that fall into four (4) primary categories:
- Collecting rent
- Attracting residents to property and helping make sure they remain
- Overseeing the property’s physical condition
- Properly completing paperwork and other required compliance tasks
In addition to the skills listed above, Managers are responsible for budget and key control as well as enforcing occupancy policies and procedures, preparing occupancy and compliance reports, and continuing apartment management education/training. You will deal directly and consistently with the residents at our properties to analyze and resolve issues. Resolving issues must be done on time and in an efficient manner – both timely and accurately with a sense of urgency and with resident & owner/management focus.
JOB REQUIREMENTS: The successful Property Manager must have apartment and / or residential management experience. This individual must be professional with excellent communication skills. Proper conduct is essential. Additionally:
- 5+ years of experience in Property Management
- High level of competency and efficiency in all aspects of management operations
- Capable of meeting financial objectives
- May require overtime, holiday, and weekend work
- Must be on-call
- Strong sales approach with advanced negotiation abilities
- Communicate directly with owner/management company
- Great time management skills
- Background checks are an employment requirement
- Oversight of employees
- Proficient in computer programs, including Microsoft Office
