Titan Factory Direct is seeking ambitious & motivated new home sales professionals to join our dynamic sales team in Willis, TX. As a Community Sales Manager, you will be responsible for identifying and qualifying prospects to secure sales, initiating and managing the home buying process to achieve company sales goals. Ideal candidates will have a strong command of Sales PRO concepts and the Lead Management System. This role represents Titan Factory Direct Homes, ensuring company policies and procedures are communicated effectively to all prospects. Professionalism and adherence to ethical business practices are essential.
Duties and Responsibilities:
- Achieve and exceed established sales goals.
- Understand and communicate all product offerings, building processes, financing plans, and mortgage processes to guide prospects/buyers.
- Stay informed on competition and compare it with Titan Factory Direct.
- Participate in continuing education through seminars and training provided by Titan.
- Accurately complete and deliver all sales agreements and addenda in a timely manner.
- Maintain effective communication with potential homebuyers, employees, and vendors.
- Track and support homebuyers throughout the sales process with customer-oriented service.
- Staff site sales office and model homes during designated hours as needed.
- Ensure sales office and model homes are clean, neat, and well-lit at all times.
- Regularly walk sales office and model homes, preparing a weekly punch list for the builder to maintain model condition.
- Ensure all collateral and supplies are stocked and meet company specifications.
- Place and monitor all on-site signage (home site signs, inventory signs, open house signs, etc.).
- Maintain and update the Lead Management System accurately through our CRM, Zoho.
- Develop and deliver strong sales presentations to prospective buyers.
- Evaluate traffic for quality.
- Complete all paperwork accurately and promptly.
- Collect required monies from homebuyers.
- Maintain communication with Project Manager(s).
- Provide weekly updates to homebuyers during the construction process.
- Address customer concerns promptly by involving appropriate parties.
- Maintain communication with the closing coordinator(s) to ensure a swift closing process.
- Visit and communicate with Realtors to generate referral sales through excellent customer relations.
- Communicate with buyers' lenders during the process.
- Required to self Market on Facebook and various social media platforms, marketing different model homes.
- Must keep up with social media videos on incentives, new buyer programs, houses we offer and anything additional that will attract new leads on platforms such as TikTok, IG, FB and more.
- Follow up with each buyer until a home buying decision is made and prepare lost sales reports for those who did not purchase.
- Attend all sales meetings and company functions.
Qualifications:
- Sales experience 2+ years.
- High School graduation or equivalency required & Must know how to manage social media platforms and able to post ads, videos and more.
- Valid driver's license and insurance for business travel.
- Experience in the home building industry preferred but not required.
Skills and Knowledge:
- Fluent in written and spoken English; Spanish fluency is a plus.
- Ability to review, analyze, interpret information, and troubleshoot problems.
- Excellent communication skills, both oral and written. Marketing Skills.
- Ability to multitask and prioritize tasks without compromising quality.
- Adaptability to a changing workplace.
- Proficiency in Outlook, Excel, Word, PowerPoint, and ability to learn new programs.
- Knowledge of sales processes and procedures.
- Proven organizational skills in a fast-paced environment.
- Understanding of the building process and ability to communicate this effectively to prospects.
- Knowledge of financing plans and the mortgage process to guide buyers.
Typical Physical and Mental Demands:
- Ability to read, write, and speak fluently in English; Spanish language skills are helpful.
- Sufficient hearing and vision to utilize all office equipment.
- Use of hands and fingers for standard office equipment.
- Occasional lifting up to 20 pounds.

Working Conditions:
- Work is occasionally performed in an office environment with standard office equipment.
- Active work involving travel to various sales locations, walking, and standing.
- Variable work hours in a fast-paced environment with changing schedules and priorities
