Starting Pay: $80,000/year
Position Summary. The Property Maintenance Manager is responsible for maintaining the interior and exterior of Jubilee's office buildings as well as group homes and similar locations throughout Montgomery County. They manage maintenance-related projects, including supervising County grants to renovate our houses. The property maintenance manager supervises two maintenance employees and reports to the Chief Operating Officer. They travel throughout the county daily. This is a full-time position with mostly day hours. Occasional evening and weekend work may be required.
Responsibilities.
- Delegate maintenance issues to appropriate personnel for effective resolution.
- Design and implement programs for effective maintenance operations.
- Prepare and manage maintenance budgets to meet set objectives.
- Perform annual inspections with County staff and County Fire Marshall and reporting process, which includes sprinkler inspections.
- Conduct negotiations with third-party contractors to determine the rate and terms of service.
- Maintain accurate records of maintenance operations and present to senior leadership reports of daily activities.
- Manage Group Home rehabilitation projects. Write proposals for the bidding process. Track future project needs and opportunities for funding; secure bids and submit funding requests to the County; proceed with approved work, supervising its satisfactory completion; assist with invoicing the County.
- Coordinate, supervise, and train maintenance team employees to ensure the general appearance, upkeep, rehabilitation/renovation, and inspection of the office building, homes, grounds, and equipment.
- Perform maintenance and repair for properties. This includes but is not limited to typical residential electrical, plumbing, HVAC, and structural systems.
- Assign routine ground maintenance; tree and/or shrub trimming, planting, mulching, and weeding. Clean house gutters and adjust downspouts. Occasional snow removal.
- If outside contractors are necessary, solicit estimates and oversee work. Proposal and inspection of construction work. Seek approval from the COO for projects.
- Respond to maintenance emergencies and delegate issues to appropriate personnel for effective resolution.
- Help organize and supervise volunteers on continuing projects as well as special workdays.
- Other duties as assigned. Examples may include repairing furniture; picking up, moving, or delivering donations and furniture; helping organize and supervise volunteers on special workdays; maintenance of routine records and purchase of supplies; assign ticketing requests to other maintenance staff.
Qualifications.
- Five years of full-time experience in general maintenance or other maintenance responsibilities that would include the ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failures. Formal training in related fields may substitute for some experience. Supervisory experience preferred.
- Certifications in appropriate areas preferred.
- Experience using hand and power tools.
- Ability to read technical manuals and drawings.
- Certifications in appropriate areas preferred.
- Knowledge of HVAC, plumbing, electrical, painting, and drywall. Ability and experience in general repairs such as painting, patching walls, basic carpentry, and tiling, laminated floors, and landscaping. Flood restoration not required but preferred.
- Ability to write bid proposals with an understanding of minimizing over costs/additional add-on work beforehand.
- Ability to perform math computations. Ability to use the computer with basic to intermediate proficiency in MS Outlook, Word, and Excel. Knowledge of ticketing/tracking software applications and project management applications.
- Possession of a current and valid motor vehicle operator's license. Own vehicle and auto insurance, clean driving record.
- Thorough knowledge of the occupation hazards and corresponding safety precautions necessary for the safe performance of assigned duties.
- Physical stamina and dexterity. This is an active, physical position with the need to bend, stoop, climb ladders, drive daily, carry things, load/unload, and lift to 80 pounds.
- Ability to interact constructively and courteously with Jubilee employees, individuals and families, and vendors/contractors.
- True passion for the mission of the organization; desire to work with and learn from people who have intellectual and development disabilities.
- Competency in spoken and written English language and ability to understand complex written and oral instructions. Fluency in other languages is always a plus.
