Summary/Objective:The Porter is a vital Maintenance team member, contributing to the day-to-day upkeep and cleanliness of our residential properties. In addition to interior cleaning, Porter will be responsible for groundskeeping duties to maintain the exterior appearance of the property. Classification: Non-exempt(eligible for overtime) Essential functions/Responsibilities: duties include but are not limited to the following • Daily interior cleanliness of buildings, including but not limited to cleaning up spills, cleaning windows and window coverings, vacuuming, sweeping, stripping, waxing, and buffing floors. • Daily trash handling and removal, including emptying the building’s compactors, breaking down and tying up cardboard boxes, and bringing recyclables to the curb for removal by the Department of Sanitation. • Prepare vacant units for occupancy, remove all items left behind, and leave units in broom-swept condition. • Required to perform exterior building and premises cleaning and basic maintenance, including exterior walls, parking lots and structures, walkways and paths, gardens and lawns, outdoor furnishings, pools/curbs/gutters, exterior hallways, stairwells, etc. • Light maintenance (replace lightbulbs, air filters, blinds, shades, and other items as directed). • Placing down mats/runners in inclement weather, assisting in weather-related cleaning conditions (snow removal or storm preparations. • Report areas for unsafe conditions, unlocked doors in restricted areas, and potential security breaches on the grounds and report to manager/supervisor.
