JOB DESCRIPTION SUMMARY: The basic function of the Construction Project Manager (CPM) is to provide leadership to project construction teams, trade partners, and subcontractors to ensure projects are delivered on time, meet quality expectations, and establish a safe workplace. DUTIES INCLUDE (but not limited to): Maintain positive working relationships with: city, subcontractors, suppliers, project team and other stakeholders. Prepare a project schedule and develop milestones necessary to successfully complete the project within time and quality parameters in concert with the project superintendent. Review plans and specifications and determine their completeness and consistency. Monitor the project site for cost, safety, quality, and schedule performance with the project superintendent. Organize and conduct pre-construction meetings. Conduct weekly project meetings Prepare weekly progress reports for Cole West management and capital partners Recommend relevant change orders to Cole West management Identify productivity issues and proactively resolve before the project is negatively impacted Develop and monitor project quality, safety, and risk management plans. Assist in gathering information and forming solutions of subcontractor change orders. Participate in monthly job cost reviews to declare project status. Attend owner and other coordination meetings. Coordinates all final close out procedures for the project including as-built drawings, close out, and letter of substantial completion Direct organization and preparation of all project documents for storage. QUALIFICATIONS: 5-7 years' experience in managing development or construction of commercial, residential communities, or multi-family construction projects Bachelor's degree preferred with extra consideration for degree in Construction Management Self-starter and highly motivated with attention to detail Schedule Flexibility Strong leadership, management, and project management required Proficient in reading and understanding construction drawings (civil and architectural) Strong working knowledge of entitlements, engineering, planning and zoning Ability to direct numerous professional consultants effectively and oversee multiple projects at once Excellent interpersonal communication, team building, resource management and conflict resolution skills Microsoft Office skills required, including Word, and PowerPoint (Microsoft Project a plus)
