Job Description

Job Title: Marketing Specialist

Primary Responsibilities

The Marketing Specialist is responsible for developing and executing effective single-family rental marketing strategies across multiple US markets under the supervision of the Marketing Director. This includes managing brand standards, launching campaigns, analyzing data, working with vendors, and creating content that resonates with our target audience. This position will handle several ongoing tasks at once which requires a high level of organization. This person will conduct market research and analyze data to identify trends and opportunities. This role will track the performance of marketing campaigns and adjust strategies as needed to meet company goals. This position will need to stay up to date with marketing, technology, and industry trends to ensure that our marketing efforts remain relevant and effective.

Required Skills & Competencies

Bachelor’s degree in marketing, communications, or related field 2+ years of experience in marketing or advertising, preferably in real estate or similar B2C environment Strong project management skills with the ability to prioritize and manage multiple projects simultaneously Excellent written and verbal communication skills Strong analytical and problem-solving skills Knowledge of Microsoft Office Suite (Word, Excel, PowerPoint, Outlook 365) and familiarity with Adobe Creative Suite (InDesign, Photoshop, Illustrator) Proficient knowledge of social media platforms (Facebook, Instagram, LinkedIn, Twitter, etc.) Experience working in a work schedule environment, including in-office operation, weekends and holidays, based on business need. Authentic, integrity-driven team player, results driven and detail oriented

Essential Job Functions

Create and execute marketing plans and strategies to increase brand awareness, generate leads, and meet leasing goals. Create and oversee marketing activities for assigned markets including listing management, collateral materials, advertising, signage, web/video/photo content, digital, electronic and social media, email/sms, direct mail, and more Work independently to draft, edit, and proofread marketing content for assigned projects in accordance with brand standards Provide regular reports and updates on marketing campaign progress to Marketing Director and other stakeholders Work closely with the Marketing Director to monitor key performance indicators (KPIs), evaluate progress, and adjust campaigns accordingly to maximize effectiveness Manage projects and deadlines with vendors and internal marketing team via project management system Work on multiple projects at a time while prioritizing accordingly, and meeting deadlines consistently Allocate resources effectively to maximize return on investment (ROI) Collaborate with cross-functional teams, including revenue and leasing teams, to create compelling marketing materials Develop and manage relationships with external partners and vendors, including advertising agencies, media outlets, and other strategic partners Asks questions, challenge the status quo, and regularly seek to understand Maintain professional demeanor during times of operational stress, remain resilient, and quickly find solutions in order to meet the changing needs and priorities of the business Ensure all communications are aligned with brand and company standards Contribute to the development of the company's overall marketing strategy and objectives Other duties, as assigned by supervisor or leadership team

Key Metrics & Responsibilities

Document and maintain marketing plans in project management system for all assigned markets Analyze marketing performance data to measure effectiveness of campaigns using agreed upon metrics and make data-driven decisions Regularly report on key performance indicators including market level conversion rates and ROI Collaborate with other departments to ensure marketing aligns with overall business objectives Build and maintain brand awareness and reputation through effective messaging and communication Continuous learning to keep up to date with latest marketing trends and technologies

Physical Requirements

Capable of working extended hours, to include evenings, weekends and holidays as necessary Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed Must be able to speak English in a clear and understandable voice so that various types of communications may be conducted with people of various levels of education and capabilities, to include the exchange and receipt of information over the telephone Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 25 lbs. This movement can occur throughout the day. Must also be able to climb several flights of stairs if necessary Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills. Must be able to work in small and confined spaces for extended periods of time Must have finger dexterity for typing/using a keyboard

Environmental Requirements

Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances.
