**Corridor Property Management **is actively recruiting an **Affordable Housing - Community Manager** to join its team in Manchester, CT.

The community manager will report to a Regional Manager and assume responsibility for the community's efficient operations. They will direct and oversee the site's day-to-day operations, including administration, leasing and marketing, fiscal management, physical property management, and staff. They will also fully understand the requirements for affordable housing and HUD related to project-based Section 8 communities.

**Key Responsibilities**:

- Maintain HUD compliance and submit certifications promptly.
- Adhere to the community's operating budget.
- Generate various reports, including HUD documents and company-required reports, accurately and on time.
- Maintain and submit precise payroll records.
- Conduct interviews and hire community employees.
- Manage and negotiate vendor contracts.
- Leasing and Marketing Duties
- Ensure compliance with Company policy and/or HUD requirements regarding delinquent rents and lease violations.
- Oversee security dispositions and lease renewals.
- Responsible for lease renewal and recertification procedures.

**Supervisory Responsibilities**
- Implement and enforce Company policies and procedures.
- Ensure adherence to OSHA standards and Company safety policies.
- Supervise leasing operations, ensuring compliance with management company and fair housing standards.
- Ensure prompt response to resident requests or complaints.
- Oversee unit inspections and assist the Maintenance team.

**Facilities Management Responsibilities**
- Manage community contracts and suppliers.
- Report any unusual incidents or work-related injuries.
- Maintain required safety records and conduct safety surveys.
- Conduct daily physical inspections and direct the Maintenance Supervisor accordingly.

Pay: $60,000.00 - $65,000.00 per year
