Position available for a full-time, live-in Superintendent with a least 3 years superintendent or assistant superintendent experience needed for a 70-unit cooperative building in Yonkers. Position begins immediately. Fluent in Spanish, good problem solver, well-organized and detail-oriented, with a high emphasis on the ability to communicate and follower-up on tasks through to completion.

Superintendent may be required to work various shifts including nights, Saturdays, Sundays, and Holidays.
**Duties and Responsibilities**:
- Daily inspection of the entire building, including mechanical rooms, parking lots, building exterior and garage.
- Supervising the Porter making sure he is doing his daily duties such as daily cleaning of all interior and exterior of the building.
- Handling and removal of all building recycling and housing trash.
- Overseeing projects and consultants/contractors in the building; escort vendors performing building repairs and renovations when needed.
- Follow and performs a preventive maintenance schedule.
- Communicate effectively with board members, property manager and residents, as well vendors, suppliers, and contractors.
- Be on call 24 hours/7 days for building emergencies and securely maintain keys to shareholders apartments.
- Must be able to conduct acceptable level of repair jobs through work orders and as directed by property manager, including but not limited to:
- Changing of lock/cylinder
- Minor electric
- Minor plumbing
- Minor plastering
Note: Experience performing janitorial-type maintenance will not be acceptable for meeting the work experience requirements.
