Property Manager, to manage and a newly built luxury residential rental buildings.

The Property Manager will interact with tenants and handle budgeting, vendors, and general operations.
PRIMARY RESPONSIBILITIES INCLUDE:

- Ensure proper maintenance and security for all properties;
- Respond to emergencies 24/7 and coordinate resolution;
- Be the main point of contact for residents, providing excellent customer service by responding to resident service requests in a timely manner and resolving complaints;
- Develop building maintenance schedules, and obtain proposals for testing and code compliance as required by NYC city agencies;
Property Maintenance
- Manage building improvement projects and oversee property maintenance
- Inspect work performed by outside contractors
- Ensure safety of property and compliance with all OSHA regulations

Administrative/Financial
- Preparation of annual operating budget
- Analyze and distribute monthly financial statements including operation variations from budget
- Understand and comply with all applicable laws and regulations
- Enforce property policies and procedures
- Effectively manage personal and administrative function of the office

SKILLS, ABILITIES, KNOWLEDGE & EXPERIENCE
- Exceptional resident relations/customer service skills
- Ability to multitask in a very busy environment, professional, goal oriented, organized, self starter, fast learner, team player.
- Strong computer skills:
Knowledge of NYC agencies, rent regulations

Pay: $140,000.00 - $160,000.00 per year
