**Summary**

The Regional Asset Director is responsible for operation of a region assigned to him/her that consists of one or more community portfolios. This requires leadership, oversight, support and successful team member development of Regional Real Estate Managers, Assistant Regional Real Estate Managers and other corporate team members supporting community operations and the contemporaneous direct management of his/her individual portfolio of properties. He or she has indirect responsibility for the success of every community within the region; fiscal oversight including income maximization and expense control, preparation and execution of business plans, marketing plans, budgets and monthly financial analyses, and operation of communities to meet our clients’ real estate investment goals. The RAD makes a priority of on-going successful communication with existing and potential clients, and he or shemustbeabletofacilitatechangemanagementwhilepreservingSunriseManagement’scorevalues.

**Essential Duties and Responsibilities - Include the following but not limited to**:

- ** REGIONAL LEADERSHIP**
- Lead, mentor and take managerial responsibility for one or more Regional Real Estate Managers, Assistant Regional Real Estate Managers and Property Administrators.
- Help build dynamic teams; create an environment in which team members want to achieve their best.
- Recruit diligently and thoughtfully with a focus on attracting high quality people. Review performance, manage sensitive and difficult personnel situations and conversations, demonstrating fair and consistent behavior.
- Maintain an understanding of all factors affecting various markets and submarkets associated with the region and the portfolio.
- Develop and implement short term, intermediate and long-term strategies to improve the gross and net revenue contributions of the Region for which he or she is responsible.
- Actively support and promote new processes ,programs, systems and resources consistent with our brand promise, vision and mission.
- Monitor client relations and communications among co-managers and support or intercede as necessary to assure good service.
- Manage community operation benchmarking across the region including Net Income after Expenses, Operating Expenses, Revenue, Cash Flow and Distribution Analysis.
- Ensure creation of strategic financial planning, business planning and annual budgeting. Introduce evolving best practices to reduce costs and achieve budget goals.
- Engage in risk management reviews.
- Conduct weekly/monthly reviews of each community to discuss and enhance performance.
- Complete community visits for each asset a minimum of one time per month. Select properties may require additional visits.
- Identify and address any potential or existing conditions relating to life safety, legal, liability or physical deficiencies.
- Ensure community specific compliance in the region, including accounting and quarterly reporting of financial statements, requirements of ground lessors, insurers, lenders, local taxation, regulatory and zoning authorities.
- Assist in staying informed of and in compliance with legal and regulatory requirements relevant to the geographical territory. This includes being knowledgeable of any regulatory changes and disseminating this information effectively to the appropriate team members.
- Evaluate staffing on a regular basis to ensure optimum performance, care and attention are given to each community at all times.
- Promote and manage work place safety within the region.

- Effectively communicate with clients in a timely manner to meet fiduciary obligations, establish and maintain their confidence and to clearly and regularly define objectives for the operation of their investment real estate.
- Establish regular client meeting store view overall performance and needs of asset.
- Effectively utilize resources including available property administrator assistance and subordinates to ensure efficient and appropriate operation of properties in his/her portfolio.
- Embrace Sunrise Management’s Customer Service program establishing and nurturing good relationships with residents, employees and vendors on a friendly, professional basis.
- Effect and ensure training and professional development of subordinates consistent with the Sunrise Management’s commitment to and goals of employee recognition, appreciation and accountability.
