Requirements:

- Valid Driver’s License (required) and vehicle for property site visits.
Job Duties:
- Rent collection and input into Yardi Breeze Premier.
- Input vendor invoices into Yardi Breeze Premier and print checks for payment.
- Make bank deposits.
- Pick up and drop off mail at post office.
- Assist tenants with the online tenant portal for rent payments through Yard Breeze Premier.
- Distribution of monthly rent statements.
- Assist with onsite property inspections.
- Follow up on Tenant delinquencies.
- Draft lease extensions, month to month increases and input changes in Yardi Breeze Premier.
- Answer incoming phone calls.
- Perform data entry and maintain organized files and documentation,
- Assist in drafting 3-day notices and notices of abandonment.
- Ensure tenant compliance with insurance requirements per lease.
- Assist with tenant move-in and move-out walkthroughs.
- Monthly owner statements and cash flow reports.
- Annual CAM reconciliations.
- Drafting lease abstracts.
- Meet with vendors and tenants at properties.
- Communicate with tenants and vendors on maintenance issues.
- Perform additional job duties as requested.
Physical Demands:
While performing the duties of this job, the employee is required to stand; walk; sit for extended periods of time; use hands to feel, handle, or type; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl; talk or hear. The employee must occasionally lift and/or move or carry up to 25 pounds. Specific vision abilities required by this job include close vision, distance vision and ability to adjust focus. Additionally, employee may be required to drive to a property, walk on uneven ground, walk through a construction site, be exposed to dust or fumes and work around machinery or equipment. Climb ladders to access building rooftops. Travel to and from various properties.
Compensation:
The actual hourly rate and total compensation offered depend on a variety of factors, which include, without limitation, the qualifications of the individual applicant for the position, years of relevant experience, specific and unique skills and level of education attained. The final base salary and total compensation will be described in any offer letters.
