We are seeking an experienced **Property Manager **for a property based out of Woonsocket, RI. Applicants must have strong HUD, Project based section 8, LIHTC, MORS, and REAC experience*. The **Property Manager** will be responsible, under the direction of the Director, for the overall management of site operations and supervision of maintenance of the physical property. Above all else, the spirit of teamwork and cooperation with other team members will not only improve the job you do but enhance the entire work experience. Salary commensurate with experience.

**Duties and Responsibilities**
- **Financial**:

- Demonstrate ability to understand financial goals, operate assets in owners and investors best interests.
- Maintain accurate records of all project transactions and submit on a timely basis monthly reporting (i.e. rent rolls, delinquency reports, move ins/outs, etc.)
- Rent-maintain computer records to ensure that all rents and late fees/check charges are collected, posted, and deposited in a timely manner.
- Generate necessary legal action, documents, and process in accordance with the state and company guidelines.
- Ensure that A/P invoices are submitted to corporate office for payment.
- **Leasing & Marketing**:

- Maintain a professional image and attitude in keeping the objectives of management and residents’ welfare.
- Always represent the company in a professional manner.
- Adhere to the Policy Handbook and Procedures Manual
- Conduct interviews and complete income verification to ensure eligibility with government program regulations for all move in/out, unit transfers, annual recertifications and management compliance.
- Prepare files for the compliance department for final review and approval.
- Ensure the property is rented to the fullest capacity.
- Be prepared to show vacant units utilizing professional marketing procedures
- Maintain tenant files and related documentation regarding continuing eligibility and adjustments. Keep office and files in an “audit ready” manner and successfully complete all internal audit evaluations.
- Maintain records of rental levels of comparable units in surrounding areas
- Continually monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, marketing data, waitlists etc. to be able to give up to date and proper information when requested by others.
- Assist, when necessary, in special resident and leasing events.
- **Administrative & Maintenance**:

- Train new staff on policies and procedures of the company and specific projects.
- Maintain tickler files for day-to-day operations and monthly reporting
- Confirm all leases, renewals and corresponding paperwork are completed and input into software system accurately and on a timely basis.
- Complete all necessary monthly occupancy reporting and financial reporting in accordance with the policies and procedures of the state and company.
- Work with superintendent to respond to maintenance requests in a timely manner.
- Work with superintendent to ensure the property grounds, both exterior and interior are clean and free of any safety and hazardous conditions.
- Work with Superintendent to perform annual unit inspections and ensure process is completed as per procedures and policies in place.
- Work with superintendent to coordinate and schedule vendors accordingly to ensure annual inspections are taken place for building mechanicals.
- Work with office team to ensure all turn-over repairs, cleanliness and services are completed and on schedule in accordance with the unit turn over checklist.
- Obtain bids for different projects accordingly to ensure best services and practices are received for the project.
- Maintain and track inventory and supply purchases.
- Compose and type correspondence and documents
- Answer the phone and greet residents and visitors pleasantly and professionally
- Work with the team to ensure coverage when needed.
- **Resident Retention**:

- Maintain professional communication with residents, applicants, and representatives.
- Address resident concerns in a professional and timely manner.
- Develop resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.) Also use to attract new potential residents.
- Ensure distribution of all company and or property issued notices (i.e. bad weather, snow removal, emergency, etc.)
- Consistently enforce the policies and procedures of the property.
- Measure tenant satisfaction through periodic surveys and flag recurring problems for attention.

**Qualifications for this position**
- Seven (7+) years of multi-family residential management experience - minimum 3 years affordable housing experience preferably HUD project based section 8 & LIHTC
- TCS, COS, BOS designations preferred
- Knowledge of Department of Housing and Urban Development ("HUD") & LIHTC rules and regulations
- High school education or equivalent
