**Position Job Title: Operations Coordinator**
**FLSA Status**:Hourly Non-Exempt
**Job Location**: Office

**Position Summary***
Assist the Operations Department, with all administrative duties and ensure the effective, timely completion of all tasks.

**Essential Duties and Responsibilities **include the following. Other duties may be assigned.

**Scheduling**:

- Maintain daily construction schedule update information and ensure its accessibility to managers and team members.
- Using the construction schedule, update weekly inspection draw information for the accounting department.

**Safety/Govt. Controls**:

- Oversee updated safety meeting notes from an outside third party that will document periodic and comprehensive on-site safety inspections in the log book per OSHA requirements.
- Oversee and coordinate all MSDS and Safety Manuals from trade contractors per OSHA requirements.
- Track contractor license activity and expirations
- Dust Control tracking for all communities
- SWPPP tracking and management of current communities

**Administrative Duties**:

- Obtain weekly starts and finals from the field staff and provide information to the accounting department for financial purposes
- Manage starts tracking and coordination with various departments
- Prepare check requests for permits and other construction-related fees.
- Maintain the permit log documenting house start dates and stages of permitting.
- Procure plot plans from consultants
- Maintain sequence sheet updates to the field teams.
- Review documented inspection reports from the Site Managers and from the engineers to make sure they are filed
- Assist with correspondence for the Vice President, Operations and field staff with correspondence.
- File all paperwork obtained from the Vice President, Operations and field staff.
- Build and maintain effective relationships with agencies, trade contractors and field team.
- Assist with all other special projects and tasks as directed by Vice President, Operations. (i.e. field staffing report, bond report, new team member Orientation)
- Work with Purchasing & Accounting on payment to trades
- Oversee the processing of utility and invoices for approval

**Managerial Responsibility**
This position does not supervise other employees.

**Position Qualifications**
- High school diploma or equivalent required; Bachelor’s degree preferred.
- 1-2 years of construction or purchasing experience preferred
- Safety, training, and scheduling experience preferred
- Ability to work independently and as part of a team
- Maintain a professional appearance and a “can-do” attitude
- Ability to perform the essential functions of the job.
- Strong computer skills with proficiency in Microsoft Office
- Strong interpersonal skills required.
- Good organizational skills and attention to detail.
- Ability to work well under stress and pressure.
- Ability to deal with multiple and changing tasks.
- Highly effective written and oral communication skills.

**Base Salary**: The expected base salary range for this position is between $55,000 to $65,000 per year, depending on experience and skillset. Base Salary is paid bi-weekly, every other Friday. Additionally, this position is eligible for an annual bonus based on divisional and individual performance.
