**Position Overview**

The Superintendent position is the first point of contact in the field. In this role, a Superintendent maintains the production schedule and ensure the proper sequencing of construction activities such that the subcontractors can operate profitably and efficiently as well as manages on-site assigned personnel, providing a positive work environment for professional growth. A Superintendent also supports Project Managers with subcontracts and purchase contracts within the context of the General Contract and Contract Documents and is proficient with reading, understanding, and interpreting plans, specifications, shop drawings, contracts, and other documents.

**Key Responsibilities**
- Manage the production, quality, safety, and timely profitable completion of assigned project through subordinates, subcontractors, and other vendors.
- Review and approve subcontractor requisitions and invoices in a timely in accordance with the L2’s accounting procedure.
- Supervise, train, and evaluate assigned field staff, creating a challenging and rewarding environment for professional growth.
- Seek approval from Project Manager prior to the start of any work considered outside the scope of the Contract Documents.
- Always maintain a working set of as-built and stamped drawings on site.
- Enforce and execute all safety, quality control, and schedule
- related responsibilities for assigned projects.
- Manage a project and site field team from NTP to post construction (warranty).
- Keep an open line of communication with the office personnel, especially in relation to project progress and problems that impact schedule, budget, and conflicts with scope.
- Coordinate between subcontractors to eliminate issues with drawings/scopes and conflict.
- Work in conjunction with field to provide seamless installation of work by trade partners.
- Complete or review daily reports, as needed.
- Work with the office team to ensure plans, RFIs, submittals, and documents are in order and easily accessible in the field. Convey changes to the field crews.
- Enforce code, specifications, and disposal requirements on jobsites.
- Keep a log of relevant permits on project site.
- Manage logs, inspections, and quality control procedures.
- Coordinate the trade partner punch list.

**Safety and quality control**
- Ensure that the Company’s safety and quality control programs are always enforced on all projects.
- Ability to interact and communicate professionally and ethically with all parties associated with the project.
- Actively attend progress meetings, and lead as necessary.
- Provide supervisor updates on project staffing and provide input on staffing needs.
- Consistently submit accurate paperwork on a weekly basis including toolbox talks with signature sheet, timecards, daily reports, incident reports, credit card receipts, and two-week lookaheads
- Comply with project closeout requirements.
- Attend corporate meeting as needed.
- Perform additional duties as assigned.

**Preferred Qualifications**
- Cumulative total of four-six (4-6) years of experience in field supervision on healthcare, mission critical, or occupied renovation projects.
- Firm understanding to lead, coach, and train team members; monitor their work for quality and completeness; and foster a positive work environment that encourages the personal and professional growth of all team members.
- General knowledge of estimating, scheduling, budget/cost control, negotiation, field supervision, and financial reporting.
- Demonstrated organizational, leadership, analytical, and communication skills necessary to organize resources, including people, materials, equipment, tools, and time to meet tight deadlines and achieve desired results.
- Ability to understand, interpret, and implement plans, specifications, and other contract documents.
- Ability to calmly and professionally resolve or escalate issues with subcontractors and other third parties in a timely manner.
- General knowledge of solicitation, negotiation, award, and management of subcontracts.
- Ability to create baseline schedules using logic/constraints.
- Ability to use construction management software, including MS Excel, MS Word, Proco
