Director of Property Management

Asset Class: Market rate Multifamily

Location: Hybrid - Chicago, IL


Hirewell has been retained by a leading commercial real estate firm to lead the search for a Director of Property Management - Market Rate Multifamily. This pivotal role focuses on scaling and optimizing a growing portfolio of market-rate properties, emphasizing profitability, operational excellence, and tenant satisfaction. The Director will oversee property operations, financial planning, and strategic marketing initiatives to maximize occupancy and revenue. Responsibilities include supervising property management teams, ensuring compliance with ownership goals, and developing innovative leasing strategies.


Responsibilities:

  • Oversee operations for a portfolio of market-rate multifamily properties to achieve optimal financial and operational performance.
  • Develop and execute leasing strategies to maximize occupancy, rental income, and tenant satisfaction.
  • Manage property budgets, monitor financial performance, and ensure alignment with ownership’s objectives.
  • Supervise property maintenance and capital improvement projects, ensuring compliance with quality and safety standards.
  • Lead and develop property management teams, setting performance goals and conducting regular evaluations.
  • Design and implement marketing strategies to strengthen market positioning and reduce vacancy.
  • Foster positive tenant relationships through proactive communication and retention programs.
  • Serve as the primary liaison with ownership, providing regular updates and operational reports.
  • Identify growth opportunities, including acquisitions and new fee management agreements, in alignment with strategic goals.
  • Ensure compliance with all real estate licensure, safety, and operational regulations.


Qualifications:

  • Proven experience managing market-rate multifamily properties, with a focus on profitability and tenant satisfaction.
  • Expertise in budgeting, financial management, and variance analysis for real estate portfolios.
  • Strong leadership skills with a track record of building and managing high-performing teams.
  • Knowledge of leasing, marketing, and tenant retention strategies.
  • Exceptional communication and relationship management abilities.
  • Familiarity with capital project planning and preventive maintenance programs.
  • Real estate licensure or ability to obtain required certifications.
