The VP is the representative of the Company responsible for contacting, meeting, and establishing new business relationships and opportunities for the purpose of identifying and structuring market rate multifamily transactions. The assignment will involve establishing and maintaining a marketing and sales plan to identify and secure development opportunities within the targeted geographic region. The candidate must have permanent residence in the market.ResponsibilitiesIdentify real estate development opportunities and negotiate letter of intent and purchase and sale agreementsDevelop contacts and keep abreast of opportunities for potential projectsEvaluate the market and financial feasibility of proposed projects.Prepare deliverables and presentations for internal Executive and Investment Committee approvalsParticipate in the transaction phase of each project, including collaborating with the finance team to prepare proformas, evaluating due diligence materials and project feasibility, assisting with managing 3 rd party consultants (civil, environmental, landscape, architect, MEP, etc.), engagement in the contractor selection and GMP negotiation, oversee 3 rd party property management, lead the disposition efforts on each projectAssist in obtaining necessary entitlements/approvals, variances or any other community approval processes. Attend zoning and city council meetings to present each project as requiredTrack the project design through concept, schematic, design development, and construction document phasesAssist the SVP and CFO with capital market activities, engaging with prospective equity and debt partners and conducting local market tours as neededAttend monthly OAC meetings during construction, reviewing all owner change orders and monthly draw requestsSupport the Director of Leasing during the lease up phase of the projectGenerate a specified volume of business within an established time frame, keeping management apprised of current and anticipated market conditions, maintaining a strong network, and maintaining ongoing client relationships after project start-up.Regional and occasional outside region travel is required.Maintain memberships and participate in organizations and eventsQualificationsBS or MS in Real Estate, Business, Finance, Marketing, Civil Engineering, Architecture, or related field, or an additional 10 years of real estate development experienceMinimum of 8 years’ experience with increasing levels of responsibility and proven success in real estate development transaction structuringDemonstrated ability to complete multifamily development transactions in a supporting or leading roleLarge network among real estate professionals within the regionExcellent communication skills, both verbal and writtenGilbane offers an excellent total compensation package which includes competitive health and welfare benefits and a generous profit-sharing/401k plan.
